Planning Comments:
1 and 2. See the revised Final Plat
3. and 4. The owners found by staff no longer own any of the property in this Phase. All property in this
phase is owned by Bird Pond Road Property, LLC, Cody and Lorin Catalena and John Patton Atkins.
5.to 7. See the revised Final Plat
8. The lots numbered 1, 2, 4, and 5 in Phase 1, Block 1 changed slightly in size and shape due to the
moving of the main entrance. The entrance was moved approximately 50' to avoid aligning directly with a
private drive across the street. This was discussed and OK'ed by staff at the time. The lots numbered 1,
2, 3, 16, and 17 in Phase 1 Block 2 changed slightly in size and shape due to Exxon Pipeline
considerations including size and location of the pipeline easement and road crossing.

Engineering Comments:
1. OK, this should be completed and submitted this week.
2. This will be signed and returned soon after Bird Pond Estates receives it from the City of College
Station legal department.

5. The landscape easement has been removed.
6. OK, will add to construction docs.
7. Added the median at the entrance from Bird Pond Road and showed it as common area.

Fire Comments:
1. It is our understanding from our meeting with staff on 8-28-2007 that when more than 30 dwellings
are built a secondary entrance will be required. Please confirm.
Sanitation comments:
1. It is our understanding from a call with staff on 8-30-2007 that this does not need to be shown on the
final plat and it is OK as originally submitted.
BTU Comments:
1. BTU has confirmed with Bird Pond Estates that no changes are needed.
