SUBJECT: ROCK PRAIRIE MARKETPLACE (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list cf staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Tuesday, May 27th, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for, June 19th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24"x36" copy of the revised final plat;
Nineteen (19) 11"x17" copies of the revised final plat;
One (1) Mylar original of the revised final plat (required after P&Z approval), and
One (1) copy of the digital file of the final plat on diskette or e-mail to
mtrevino@cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the
agenda and staff report can be accessed at the following web site on Monday the week of the
P&Z meeting.

PLANNING
1. Please remove all off-site easements that have not yet been dedicated. If there are any
remaining that have been dedicated, please indicate with a Volume and Page number
reference.
2. Please tie plat to a College Station monument.
3. Please label all utility easements as PUE's (Public Utility Easements)
4. Remove line showing the two different parcels. The subdivision is creating a Lot 1, Block 1
and should only have one boundary line. It is not required to show the ownership information
and Volume/Page of the recorded deed.
5. Why is Rock Prairie Development listed as an owner, and no tax certificate provided? The
certificates provided show 100% ownership of both parcels by Weingarten.
6. Construction documents should also include the sidewalk on Rock Prairie Road.
7. What is the status of Old Rock Prairie Road? It is my understanding from Crissy that the
intent is to have this abandoned. We have not received any application that I am aware of
for its abandonment, and if that is not still the intent, sidewalks should be provided in
compliance with Section 8.M, Sidewalks, of the City's Subdivision Regulations.
8. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
