Pan of Ferguson Tract

All that certain tract or parcel of land lying and being situated in the Robert Stevenson
League, Abstract No. 54, in College Station, Brazos County, Texas, being a part of that
50 acre tract conveyed to Charles and Anna Ferguson by deed recorded in Volume 287,
Page 152 and Volume 304, Page 182 of the Deed Records of Brazos County, Texas, and
being more particularly described as follows:
Beginning at a 1/2" iron rod with a red plastic cap stamped "M.McClure RPLS 2859"
found at a fence corner in the northeast line of the said Ferguson tract and the fence line
along the southeast side of Barron Road.
Thence S 42° 15' 05" W — 636.50 feet along the fence line on the southeast side of
Ban-on Road to the line between the said Ferguson tract and that 117-1/2 acre tract
conveyed to Gary Seaback by deed recorded in Volume 2597, Page 186 of the Official
Public Records of Brazos County, Texas;
Thence N 47° 47' 54" W — 69.51 feet across the existing Barron Road pavement and
along the line between the said Seaback tract and the said Ferguson tract to the most
westerly corner of the said Ferguson tract which is the most northerly corner of the said
Seaback tract;
Thence N 43° 05' 34" E— 636.40 feet along the northwest line of the said Ferguson tract
to the most northerly corner of same;
Thence S 47° 58' 05" E —60.17 feet along the northeast line of the said Ferguson tract to
the Point of Beginning and containing 0.95 acres of land more or less.
