Creek Subdivision in the City's ETJ
2. Applicant proposing 263 lots on approximately 562 acres for
a rural residential development
3. Six variances to block length
a. Maximum 1500'
b. Block lengths range from 1597' to 2194'
c. Variances range from 97' to 694'
4. Seven variances to lot width
a. Minimum is 100'
b. Lot widths range from 84.35' to 96.8'
c. Variances range from 3.2' to 15.65'
d. County requirement is 70'
5. Letter and justifications from applicant provided in packet
6. Land Use Plan projects Rural Density Residential for a
portion; policies also project RDR for remainder - no
authority over land use in ETJ
7. Wellborn Road - major arterial; Saddle Creek - rural collector
8. In compliance with comp plan and master plan approved on
August 3, 2006
9. Duck Haven adjacent to property; will need to connect to
Winchester Way
10. If variances are approved, staff recommends approval of the
preliminary plat
