BLOCK 11 THE CURRENT SET BACK IS 7'6" . WE ARE REQUESTING A SET BACK OF 6'9" AND THE
FRONT SIDE OF THE PROPERTY FACING BELL, THE CURRENT SET BACK IS 15' . WE ARE REQUESTING
A SET BACK OF 13'6"
This adjustment will not be contrary to the public interest by virtue of the following facts:THE PROPERTY IS
SITUATED BETWEEN 3 STREETS AND BY GRANTING THE VARIANCES WILL ACTUALLY ENHANCE THE
AREA IN A POSITIVE WAY.
The granting of the adjustment will not materially or adversely affect adjacent land uses or the physical
character of the uses in the Immediate vicinity because of the following:THE OFFSET OF THE ADJUSTMENT
WILL ACTUALLY ALLOW US TO BUILD A NEW HOME WHICH IS MORE LIKE THOSE HOMES THAT
CURRANTLY EXIST IN THE NEIGHBORHOOD. THE PROPERTY IS BOUNDED BY THREE (3) STREETS
WELCH, BELL AND AYRSHIRE AND BY GRANTING THE PROPOSED VARIANCE WILL NOT HAVE ANY NEGATIVE
IMPACT ON TRAFFIC VIEWS FROM, THESE STREETS OR WOULD CREATE ANY 0 TRUCTION TO DRIVING.
