1. Please remove Note 7. Before filing the mylar you can modify the plat to reflect the
easement abandonment.
2. Please remove the detention pond contours.
3. Please revise Note 6. The property owners association or each individual lot owner is
responsible for ownership and maintenance of the proposed private access easement,
not the developer. There are no "private drainage easements" on this plat, please
revise.
4. Please provide a note discussing the ownership and maintenance responsibilities of the
private drainage improvements throughout the subdivision. In addition please explain
the responsibility for each lot to provide for the conveyance of drainage through their lot
and on into the detention facility.
5. Please provide a note discussing the ownership and maintenance responsibilities of the
detention facility and which lots it serves.

Project: VALLEY PARK CENTER (FP-REPLAT) - 08-00500218
PLANNING
1. The original plat should appear as it does on the recorded Final Plat.
2. Please remove any reference to the chain link fencing.
3. The zoning districts of the subject and abutting properties should be displayed.
4. Please show the College Station Control Monument.
5. A current tax certificate needs to be submitted.
6. Please add a note that the Valley Park Center is considered one building plot.
7. The dedication of infrastructure needs to be includes in the Certificate of Ownership and
Dedication.
8. The proposed block length is approximately 1,813'. According to Section 8.2.A.10, Block,
this block length should be broken twice. If the block length is not broken, a variance must
be sought with the plat.
9. A sidewalk should be provided along the abutting right-of-way. If not provided, a variance
must be sought with the plat.
10. A title report must be submitted to continue review. Staff is no longer reviewing plat
applications without a title report that is current within the last 90 days.
11. Please note that you may be required to submit paid tax certificates if they are not current
prior to the filing of your plat.

ENGINEERING COMMENTS NO. 2
1. The 20 foot PUE located between the previous Lot 3 and 4 must be illustrated on this plat,
as it has not been formally abandoned thru council.
2. What is the status or plan for the sanitary sewer re-alignment started in 2008?
3. Why has the private detention area not been illustrates on the plat?
4. Please provide a note on the plat to address maintenance and ownership of all private
drainage and access easements.

5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU
specs and design.
7. Developer installs pull boxes pedestals per CSU specs and design (pull boxes and provided
by CSU).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:
sweido@cstx.gov.
9. Developer provides load data to CSU as soon as it is available to avoid construction delays.
Delivery time for transformers not in stock is approximately 40 weeks.
10. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as
designed by CSU.

PLANNING
1. Please provide a survey of existing as-built improvements on the property to verify that there
are no encroachments into the proposed setbacks.
2. Please title the document a "Final Plat of the Valley Park Subdivision being a replat of the
Valley Park Subdivision consisting of 3 lots on 11.653 acres..." with the other relevant
survey information.
3. Please label all of the lot numbers as 1R, 2R, etc to note that they are replatted lots.
4. Please provide a note with the replat that all setbacks must be in compliance with the City of
College Station Unified Development Ordinance.
5. Please provide all notes associated with the original plat.
6. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.

ENGINEERING COMMENTS NO. 1
1. This plat cannot be forwarded to P&Z as proposed until the existing 20-ft PUE is formally
abandoned thru council. However, if the easement was left on at this time it could be
forwarded to P&Z and once the abandonment was complete the PUE could be removed.
2. Please verify that all existing easements are labeled with volume and page.
3. All driveways for this development must meet minimum driveway spacing requirements for
this size thoroughfare and speed limit and must be approved by TxDOT.
4. Please provide a note on the plat to address maintenance and ownership of all private
and/or access easements.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes or provides
descriptive easements for electric infrastructure as designed by CSU for electric lines.
2. Developer may be responsible for locating easements on site to insure that electrical
infrastructure is installed within easement boundaries.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
