SUBJECT: ANYTIME FITNESS (SP) - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. The next submittal will be the third
and final review by staff for this round of reviews. If all items have not been addressed on the
next submittal, another $200 processing fee will need to be submitted for the subsequent set of
three (3) reviews. Please address the comments and submit the following information for
further staff review:
Eight (8) complete sets of construction documents for the proposed development
with the revised site and landscaping plans attached (one set will be returned to
you, please submit additional copies if you want more than one approved set)
Four (4) revised site plans
One (1) revised landscaping plan
One (1) 11x17 grading and erosion control plan
If there are comments that you are not addressing with the revised site plan, please attach a
letter explaining the details. If you have any questions or need additional information, please
call me at 764-3570.

PLANNING
1. Under required streetscape trees the Total Streetscape Trees Required add up to 19,
not 18.
2. There are 148 Indian Hawthorn 'Snow' from my count. The calculations should be
changed to 1480 points and 10,690 total points provided.
3. Please note that any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that the City has not been made
aware of will constitute a completely new review.

1. Please correct the Site Data Summary—Area. It states the area is 1885.5 SF.
2. FYI, a landscape plan was not submitted.
3. Please note that any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that the City has not been made
aware of will constitute a completely new review.

ENGINEERING COMMENTS NO. 2
1. Please clearly label the specific type of inlet protection on the erosion control plan.
2. Please indicate where your stabilized construction access will be.
3. Since you are proposing using alternate storm erosion control fencing details, the Letter of
Acknowledgement needs to be revised to give an explanation of this deviation.
4. In addition to the information provided in the drainage letter, please certify that the proposed
improvements are in accordance with the previously approved drainage report for this
development and will cause no adverse affect to other developments upstream or
downstream.

5. Please list water and sewer demands for your development on the site plan.
6. Please include erosion control measures and provide applicable City standard details.
7. Please provide a drainage letter detailing how the increased impervious cover impacts the
development.

GENERAL ELECTRICAL COMMENTS
1. All service conduit and wire to the building is existing.
2. Any additional wiring required to serve this lease space is the sole responsibility of the
owner/contractor.
