My questions are primarily about the parking calculations. When reviewing your calculation, it looks like the parking for the portion greater than 25% more intense use has been counted for twice. There was an overall 84 spaces required for the 21,000 sf retail center(1/250). Then, further down, there is 47 spaces required for the"total SF of intense uses over 25%. This 5575 SF was counted in the 84 spaces as well as the 47 spaces. Am I correct that for the 1/250 calculation it should only be for the 21,000-SF over 25% which would be a total of 14,425 sf(21,000-5575) and therefore 62 spaces instead of 84. My second question is this- Doesn't the whole development count towards the retail total square footage- in other words, wouldn't it be a total of 23,400 sf(including Layne's and then the 25%would be taken off of that since the whole development, no matter what phase is all a"Retail Center". If not, from my calculation (with the changes to your comments previously stated) it looks like we need 12 total spaces. Please advise. You can call me back if that is easier. I just thought I would go ahead and shoot you an email so you could look into this before we spoke.
