RESPONSE TO STAFF REVIEW COMMENTS NO. 1— 10/15/2008
Project: HARVEY MITCHELL COMMERCIAL SUBDIVISION (PP) - 08-00500238
PLANNING
1. Re-label the zoning description under the Lot 2, Block 2 owner from R-1 to R-3 and A-O.
Correction made.
2. Please revise the name of"Minar Drive" to "Minar Court."
Street name revised.
3. Provide the acreage for the individual lots in Phase 1.
Acreage label added.
4. Provide a note on that plat that Lot 1, Block 1 and Lot 2, Block 2 will only have access to
Minar Court and will not receive driveway access to Harvey Mitchell Parkway.
Note 7 added to the plat.
5. Please provide a public access easement of at least 12 feet in width along Harvey Mitchell
Parkway to cover the proposed public sidewalk and future pedestrian/bike path.
Easement has been added to the plat.
6. Please note that cross access to Southwood Section 25 Lot 39A will be required with the
development of Lot 1, Block 2. This may be provided on the plat or by separate instrument
with a future site plan.
Note 8 added to the plat.
ENINEERING COMMENTS NO. 1
YI: Construction of the proposed "Minar Drive" connection to Harvey Mitchell Parkway will
require TxDOT permitting and approval. Per the UDO, there may be the need for
accel/decal lanes at this proposed driveway connection.

A cul-de-sac has been added in Phase 2 and a public access easement shown

he proposed dead end 8-in water main extension illustrated to serve Lot 2 would not be
allowed per the BCS Design Guidelines. Please provide a note on the preliminary plat
addressing the need to establish a looped water system once the development layout for lot
2 has been established.

. Please provide 20-ft rear PUE to all lots, the 20-ft can be centered on lot lines.
Requested easements have been added to the plat.
. There is some concern regarding the proposed sanitary sewer extension and subsequent
creek crossing, cover issues, floodway encroachments, etc.

MEMORANDUM
TO: Jason Schubert
RE: The "McCrory Tract"
Per our recent telephone conversation, I have enclosed a copy of the Land Purchase
Agreement under which we bought a "buffer zone" in anticipation of development of the
adjoining land. Pertinent exhibits are also enclosed.
Paragraph 7 of the agreement deals with the issue of runoff water, and the signatures at
the end of the agreement show that Sultan Mahmood, not Mike Butte, is the person authorized to
act for the property owner(Unisource Real Estate Investments, LLC).
If you need further information,please let me know.
