Based on the nature and extent of the requested amendment, additional studies may be required. Attach additional sheets if necessary. Current Land Use Plan designation: Single-Family Residential—Medium Density Requested Land Use Plan designation: Retail Regional Explain the reason for this Land Use Plan amendment: For re-zoning of Tract I to C-I, General Commercial. Identify what conditions have changed to warrant a change in the land use plan designation: With the construction of Greens Prairie Road West, a minor arterial street, and the extension of Arrington Road, a major collector street, this tract is at the intersection of 2 major thoroughfares which will have high traffic volumes. Single-family residential development is not appropriate at this location. How does the requested land use designation further the goals and objectives of the City of College Station Comprehensive Plan? The land use change would allow for a transition in the land use from single-family residential which exists to the west of this tract, to general commercial, which is more desirable than single family residential development at the intersection of 2 major thoroughfares. Explain why the requested land use designation is more appropriate than the existing designation. The tract has access to 2 thoroughfares, and with the significant amount of single-family residential development to the south and west of this tract, there will be a need for commercial development to support the residents. COMPREHENSIVE PLAN AMENDMENT REQUEST FORM TRACT 2 — 12.771 ACRES The following is required if an amendment to the Land Use Plan is requested. Based on the nature and extent of the requested amendment, additional studies may be required. Attach additional sheets if necessary. Current Land Use Plan designation: Single-Family Residential—Medium Density Requested Land Use Plan designation: Retail Regional Explain the reason for this Land Use Plan amendment: For re-zoning of Tract 1 to C-1, General Commercial. Identify what conditions have changed to warrant a change in the land use plan designation: With the extension of Arrington Road, a major collector street, this tract now has access to a major thoroughfare which will have high traffic volumes. How does the requested land use designation further the goals and objectives of the City of College Station Comprehensive Plan? The land use change would allow for a transition in the land use from single-family residential which could develop to the south of this tract, to general commercial, which is more desirable than single family residential development at this location. The tract has access to a major thoroughfare, and with the significant amount of single- family residential development to the south and west of this tract, there will be a need for commercial development to support the residents. Additionally, the property north of the Arrington Road Extension is general commercial and there are already some non- residential uses to the east and south of this tract. • COMPREHENSIVE PLAN AMENDMENT REQUEST FORM TRACT 3 — 7.415 ACRES The following is required if an amendment to the Land Use Plan is requested. Based on the nature and extent of the requested amendment, additional studies may be required. Attach additional sheets if necessary. Current Land Use Plan designation: Single-Family Residential—Medium Density Requested Land Use Plan designation: Single-Family Residential— High Density Explain the reason for this Land Use Plan amendment: For re-zoning of Tract 3 to R-3, Townhomes. Identify what conditions have changed to warrant a change in the land use plan designation: There is a demand for townhomes as some residents seek to "downsize"from their large single-family residential homes to residences that require less maintenance. It is anticipated that this tract would be a gated single-family townhome development. How does the requested land use designation further the goals and objectives of the City of College Station Comprehensive Plan? The land use change would allow for a transition in the integrity of the land use from single-family residential to the west and south of the tract, to commercial, which is proposed to the north of this tract. Explain why the requested land use designation is more appropriate than the existing designation. The proximity of this tract to Arrington Road will provide access to businesses and services that the residents would need and also allow for a transition from the adjacent commercial development as the residential development becomes less dense to the south and west of this tract. COMPREHENSIVE PLAN AMENDMENT REQUEST FORM TRACT 3 — 7.415 ACRES The following is required if an amendment to the Land Use Plan is requested. Based on the nature and extent of the requested amendment, additional studies may be required. Attach additional sheets if necessary. Current Land Use Plan designation: Single-Family Residential— Medium Density Requested Land Use Plan designation: Single-Family Residential— High Density Explain the reason for this Land Use Plan amendment: For re-zoning of Tract 3 to R-3, Townhomes. Identify what conditions have changed to warrant a change in the land use plan designation: There is a demand for townhomes as some residents seek to "downsize"from their large single-family residential homes to residences that require less maintenance. It is anticipated that this tract would be a gated single-family townhome development. How does the requested land use designation further the goals and objectives of the City of College Station Comprehensive Plan? The land use change would allow for a transition in the integrity of the land use from single-family residential to the west and south of the tract, to commercial, which is proposed to the north of this tract. Explain why the requested land use designation is more appropriate than the existing designation. The proximity of this tract to Arrington Road will provide access to businesses and services that the residents would need and also allow for a transition from the adjacent commercial development as the residential development becomes less dense to the south and west of this tract.
