Staff reviewed the above-mentioned Non-Residential Architectural plans as requested. The
following page is a list of staff review comments detailing items that need to be addressed.
Please address the comments and submit the following information for further staff review:

/The horizontal line of a flat roof along any façade facing a right-of-way shall vary by a
minimum of two feet (2') up or down so that no more than 66% of the roofline is on the same
elevation. If this is to be considered a pad site, all facades are considered to be facing a

2. Façade articulation (wall plane projection dr recession of four feet (4')) is required on any
facade facing a right-of-way. No more than 33% of any façade facing a right-of-way shall be

3. The south (front) and west facades meet minimum standards for architectural elements.
4. The east and north (back) façades are required to have minimum of four architectural
elements to meet minimum standards found in Article 7.9 of the UDO. Each façade is
showing four elements, however, a single element type can not be used to satisfy this
requirement. The applicant does have the option to seek a variance, and provide alternate
architectural elements for the DRB to consider.
5. Please show the total square footage of the building on the NRA sheet.
6. A note must be added that states, "All roof and ground-mounted mechanical equipment shall
be screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above grade.
Such screening shall be coordinated with the building architecture and scale to maintain a
unified appearance."
7. Please add a note stating that it is part of the Chimney Hill Retail Plaza building plot.
8. FYI...All signage is permitted separately.

1.✓Because this building is part of a building plot larger than 5,000 square feet, the use of
100% EIFS is not permitted by the Non-Residential Architectural Standards found in Article
7.9 of the Unified Development Ordinance. A maximum of 75% EIFS is allowed.
2.-Since this building plot is over 50,000 square feet, the north, south, and east elevations,
which face a right-of way, must have a minimum of 25% stone, brick, marble, granite, or tile.
The west elevation, which is not facing a right-of-way, should have a minimum of 10%
stone, brick, marble, granite, or tile.
3.✓Each façade should have a materials legend that shows the material and color choice from
the approved color palette, along with the square footage and percent of the color/material
being utilized for that facade. Please see Article 7.9-3.0 for an example. This legend
should also show the total square footage and percent of the façade that is taken up by
doors and windows.
