Please call if you have any questions or need additional information. RESPONSE TO. TAFF REVIEW COMMENTS NO. 1 D . ED 10/20/2008 Project: CASTLE ROCK AMENITIES CENTER (SP) —08-00500245 PLANNING 1. The site plan can not be approved until Phase 2B Final Plat is filed. Noted. 2. Please submit an electrical plan, and irrigation plan which is stamped by licensed irrigator. These plans will be submitted. 3.J1'he volume and page number for all easement should be shown on the site plan. Labels have been added so the Volume/Page information for easements in Phase 28 can be added once that plat is filed. 4. Please show existing and proposed fire lanes. There are no existing fire lanes. Proposed fire lanes are now shown. 5.\ Please provide a curb and pavement detail on the site plan. The requested details are located in the middle of the site plan sheet. 6. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened ✓from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. Note 14 has been added. 7. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. Noted. LANDSCAPING/STREETSCAPING/BUFFER 1. Landscape points seem to be calculated correctly. However, the total points required is shown to be v 1902, and there are 2054 points needed (1140 for streetscape and 914 for landscaping).
