Purpose and Intent Statement The purpose and Intent of this Planned Development District Is a single family integrated residential community with amenities that provide for an enhanced quality Of IN& 2. Additional land uses Include common areae consisting of open space, landscaped areae, greenways and storm water detention areae. 3. The single family dwellings will have an allowable range of budding heights from 15 to 35 feet. 4. Modifications or variations to the City of College Station Standards may be requested for the following items: — The purposed lot elzes will exceed the minimum lot she required of a townhouse, but the lot dimensions will differ from what would normally be required which leads to lesser density of dwellin units per acre. — Proposed setbacks will be lees than the District Use Schedules requires, but them Is open space proposed Including a email playground, swimming pooh and walking—trail area. — The R-3 zoning district, lot line construction M allowed If aeaeee Is provided to the rear of the buildings.
