GENERAL DEVELOPMENT INFORMATION
1. Purpose and Intent Statement
The purpose and Intent of this Planned Development District Is a single family
integrated residential community with amenities that provide for an enhanced quality

The land use for this development Is single—family lots. Additional land uses Include
common areae consisting of open space, landscaped areae, greenways and storm
water detention areae.
3. The single family dwellings will have an allowable range of budding heights from 15
to 35 feet.
4. Modifications or variations to the City of College Station Standards may be
requested for the following items:
— The purposed lot elzes will exceed the minimum lot she required of a townhouse,
but the lot dimensions will differ from what would normally be required which leads
to lesser density of dwellin units per acre.
— Proposed setbacks will be lees than the District Use Schedules requires, but them
Is open space proposed Including a email playground, swimming pooh and
walking—trail area.
— The R-3 zoning district, lot line construction M allowed If aeaeee Is provided to
the rear of the buildings. This PDD—H request does include lot line construction but
without rear vehicular access to the lots. The applicant's proposal however, provides
for more off—street parking than the ordinance requires and the parking spaces aro
screened from public view by the 6—foot fence surrounding the development
— The streets proposed are smaller than our subdivision regulations require, but they
aro private and exceed our alley standards. Also, the Fire Marshall has approved this

General Notes
01. All Plant Material shall be pruned / shaped as per Landscape Architect
after installation to remove any broken or damaged branches and to give
uniformity of shape.
02. All Plant Material must be approved by the Landscape Architect before
installation.
03. Verify all gpantities before installation.
04. Broken pieces of sod (smaller than 8" square) are not acceptable.
05. Londscape Contractor is responsible for clearing any dirt or mud from
public roadway. Landscape Contractor is also responsible for keeping the
site clean during construction and plant installation.
06. All proposed "New Canopy Trees" shall be containerized and have a
minimum trunk diameter as indicated on Plant List.
07. The site will be irrigated with on automatic irrigation system.
Ocl. Typical Dumpster Screen Fencing is to be a 6' Ht. Wood Privacy Screen.
10. Bedding Soil (flowerbeds) shall be prepared to a depth of 8 inches.
11. Five pounds per 100010 of fertilizer (3-2-1 ratio) shall be incorporated into
bedding soil.
12. Bedding Soil mix shall be 2/3 sandy loam topsoil and 1/3 composted pine
bark mulch, and top dressed with a 3" layer of pine bark mulch.
13. Install 3' diameter mulch rings (3" thick) around all trees in lawn areas.--
