All that tract or parcel of land lying and being situated in Brazos County, Texas, and being situated in the
Robert Stevenson Survey, A-54, and being a part of the some 62.18 acre tract of land described in a
deed to Spring Creek CS Development, Ltd., as recorded in Volume 4712, Page 260, of the Brazos County
Official Records(B.C.O.R.), and being more particularly described by metes and bounds as follows with all
control referred to the 1983 Texas State Plane Coordinate System, Lambert Projection, Central Zone:
BEGINNING at a 1/2" iron rod with cap set for the east corner of this tract, also being a west interior
corner of the College Station Marketplace tract, as recorded in Volume, 7118, Page 207, of the B.C.O.R.,
and having a Texas State Plane Coordinate Value of X= 3,575,513.71 (E), Y = 10,190,781.70 (N), from
which College Station Monument #138 bears N 83'03'43" E, a distance of 3386.30 feet;
THENCE along the common line between this tract and said College Station Marketplace tract for the
following calls:
South 38'50'01" West, a distance of 188.74 feet to a 5/8" iron rod with cap set for corner;
. South 39.45'48" East, a distance of 23.05 feet to a 5/8" iron rod with cap set for comer;
South 46'00'23" West, a distance of 31.09 feet to a 5/8" iron rod with cap set for corner;
