SUBJECT: A&M SUPER STORAGE @ WELLBORN (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Wednesday, November 7th, 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for Thursday, November 15th, 7:00 p.m. in the City Hall Council Chambers, 1101
Texas Avenue.
One (1) 24" x 36" copy of the revised Preliminary Plat;
Nineteen (19) 11" x 17" copies of the revised Preliminary Plat.
Revised Construction Documents
Paid tax certificates prior to filing of the mylar;
One (1) copy of the digital file of the final plat on diskette or e-mail to
mtrevino@cstx.gov; and
The Mylar original of the revised final plat with the owner and County Judge's
signatures (will be required after the County's approval).
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will not be scheduled for the Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the
agenda and staff report can be accessed at the following web site on Monday the week of the
P&Z meeting.

1. (Repeat Comment/File Note): Provide tax certificates with mylar.
2. FYI: Off-site easements must be filed before the plat can move forward to the Planning and
Zoning Commission. This is not a ministerial action that can be provided as a staff review
comment with the plat.
3. Please add note 6 from the Final Plat onto the Preliminary Plat since a preliminary must
address how the property must be sewered.

ENGINEERING COMMENTS NO. 2 (Construction Documents)
4. Each fire hydrant is essentially a "T" connection and requires 2 valves. Each "Y"
connection requires 2 valves. However do to the proximity of the hydrants to the "Y"
connection 1 of those 4 valves can be removed. It may be a good idea to place one of
the required valves so the 16-in plugged line may be extended in the future.
5. FYI: The following must be accomplished prior to filing of plat; From the BCS Unified
Design Guidelines —Water, "For non-City owned water systems, a professional engineer
sealed report must be submitted verifying that the NFPA 291 test meeting our minimum
design standards was done upon completion of the water system, before the system is
acknowledged to meet the requirements."
