Staff reviewed the above-mentioned site plan as requested. Please address the following staff review
comments. Once all items have been addressed then submit the following information for stamping:
Seven (7) complete sets of construction documents for the proposed development with the
revised site and landscaping plans attached (one set will be returned to you, please submit
additional copies if you want more than one approved set)
Two (2) revised site
One (1) landscaping plan
One (1) 11x17 grading and erosion control plan
If there are comments that you are not addressing with the revised site plan, please attach a letter explaining
the details. If you have any questions or need additional information, please call me at 979.764.3570.

SUBJECT: GATEWAY PH 213 (SP) - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. The next submittal will be the third
and final review by staff for this round of reviews. If all items have not been addressed on the
next submittal, another $200 processing fee will need to be submitted for the subsequent set of
three (3) reviews. Please address the comments and submit the following information for
further staff review:

STAFF REVIEW COMMENTS NO. 2

PLANNING
1. The proposed parking spaces that are being shown behind the future Phase need to be
included within the phase line.
2. Please identify the future phase as Phase 2-C.
3. The parking spaces that are being shown in phase 2-A appear to be 9'x18'. 9'x18' spaces
require a two -foot overhang. Why is a temporary curb being proposed along these spaces?
Aren't these spaces essentially going to be within 8 -10 -feet from the future buildings? Will
there be two -feet? Please explain.
4. Please be aware that everything that is included in Phase 2-A will be required to be 100%
complete prior to Certificate of Occupancy.
5. Fire Department needs access to the FDC at the rear of the building (Lane Bryant &
Catharine's Building) with the parking that is now being proposed we will need a fire lane to
the building at the FDC location.

1. Provide a general note that all roof and ground -mounted mechanical equipment shall be
screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above grade.
Such screening shall be coordinated with the building architecture and scale to maintain a
unified appearance.
2. Please provide phase lines on the site plan.
3. Are the buildings a part of Phase II B? If so please provide building setbacks, dumpster
locations, Fire Department Connection.... etc...
4. Please include parking ratio 1/250 in the parking legend.
5. Please break parking down by phase.
6. Please identify how Section 7.9 (NRA).7 Parking Lot Concepts are being met. Concept 1, 2
or 3? Pedestrian walk -ways, by -cycle racks. It appears that this has not been addressed.
7. Why is temporary curbing being proposed? This is the last phase. Please provide Curbing
specifications to City of College Station Guidelines for permanent curbing.
8. Please provide all Public Utility Easements on the site plan.
LANDSCAPING/STREETSCAPING/BUFFER
9. Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the
parking lot setback, rights-of-way, and adjacent property disturbed during construction.
10. Section 7.9 Non -Residential Summary Table Gross Square feet in Area of
Building/Combination of Buildings 50,000 to 149,000 square feet requires double the
landscape points, tree wells required facing the right-of-way. This is not being met. Please
resubmit to comply with this Section.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double -Check Back Flow Device, and installed as
per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.
GENERAL ELECTRICAL COMMENTS
1. No comments at this time.

FIRE
1. Fire department connections for the fire sprinkler systems need to be on the rear of the
buildings, and hydrant(s) to support fire department connections be within 150 feet as laid
by the truck.
2. Fire Lane needs be extended from in front of the buildings to Forest Drive.
3. Knox box(s) are required for all business.
4. Please show Fire Department Connections, hydrants and fie lanes on site plan.
