PLANNING/LANDSCAPING
1. According to the improvements and the method of calculating the minimum number of
landscaping points, this project would only be required a minimum of 800 points. Please
edit the calculations accordingly.
2. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.

ENGINEERING COMMENTS NO. 2
1. Please label easements as "Public Utility Easements."
2. Please clearly label all proposed erosion control measures. Are you proposing silt fencing?
3. Please show applicable City Standard Details for Storm Water Pollution Prevention, etc.

4. Please show and label the existing sand trap. A note should also be added to the site plan
specifying that the sand trap and associated utilities be removed and disposed of in
accordance with TCEQ Ch. 330 & 334 requirements.
5. Please remove the Plumbing Facilities and Fixture Load tables from the site plan since they
are not pertinent to the water and sewer demand schedule.

PLANNING
1. Please provide the area of the existing building.
2. Please add a note to the site plan stating whether or not the subject property is located
within a 100-year floodplain or floodway and include the applicable FEMA/FIRM map
number.
3. Provide the existing ROW for Holleman Drive West and FM 2818.
4. There are several measurements provided at the northern driveway. Please label the
measurement of 47'-4" as the throat length.
5. Per Section 7.9.6.5 of the UDO, a bicycle facility capable of holding 4 bicycles is required for
all new non-residential buildings. Please provide such a facility for this building.
6. Please dimension the proposed parking spaces.
7. The end island adjacent to parking space #8 must be 180 square feet in area. Please
make adjustments to this end island so that it meets this standard.
8. Please dimension all new parking islands.
9. What do the two blocks at the rear of the building represent?
10. Add the "Fire Lane" label to the line type in the legend.
11. Please add a note to the site plan that states, "For the purposes of signage and Non-
Residential Architectural Standards, Lot 1, Block 2 of the Legacy Addition No. 1 shall be
considered one building plot."

LANDSCAPING/STREETSCAPING/BUFFER
1. According to Section 7.5.D Streetscaping, an additional 300 landscaping points are required
for every 50 linear feet of frontage along a ROW. Based on this requirement, an additional
300 points would be required in addition to the 70 required site landscaping points. Please
add this to the calculations. This does not change the minimum 800 points required.
2. Provide the caliper of live oaks and crepe myrtles and gallon size of the waxleaf ligustrum
shrubs according to the standards in the UDO in the landscaping legend.
3. Acording to Section 7.5.D Streetscaping, streetscaping trees are required for this project. If
it is your intention to satisfy this requirement by preserving the live oak adjacent to the
project area, then please indicate that in the point calculations.
4. Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock (not loose), or a perennial grass is required in parking lot islands, swales and drainage
areas, the parking lot setback, rights-of-way, and adjacent property disturbed during
construction.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed
as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.

1. Please submit a Development Permit Application and Fee.
2. Please submit a revised Drainage Report as the proposed amount of impervious cover does
not appear to be reflected in the Legacy Addition No. 1 report.
3. Please submit a Letter of Acknowledgement of City standards.
4. Please submit a grading and erosion control plan.
5. Please show and label all existing and proposed easements. Our records indicate that there
are existing PUEs on the property.
6. Please add minimum, average, and maximum water and sanitary sewer demands on the
site plan.
7. All water meters must be within a PUE. Please revise.
8. Please label all water meters.
9. Please show and legibly label all existing and proposed water service lines with size and
material.
10. Please show and legibly label all existing and proposed sanitary sewer service lines with
size, material, and slope.
11. FYI ... Storm water management requirements are listed below. In addition to the following
standard comments, if more than 5 acres will be disturbed during construction of this project
a NOI must be filed with the state and a copy provided to the CoCS. Any questions may be

Storm Water Discharges from Small Construction Activities
The Texas Commission on Environmental Quality has issued a general permit for
construction activities under the Texas Pollution Discharge Elimination System. The
general permit (TXR150000) is for construction activities disturbing at least 1 but less
than 5 acres or is part of a common plan of development disturbing at least 1 but less
than 5 acres.
You will need to follow these steps to discharge storm water from your construction site
to the City of College Station's Municipal Separate Storm Water Sewer System (MS4):
1. Read the general permit (TXR150000) to make sure it applies to your situation.
2. Adhere to the requirements of the general permit (TXR150000).
3. Prepare and implement a Storm Water Pollution Prevention Plan in accordance
with Part Ill of the general permit (TXR150000).
4. Sign and post a construction site notice.
5. At least 2 days before beginning construction, provide a copy of the site notice to
the operator of any Municipal Separate Storm Water Sewer System (MS4) into
which storm water will be discharged.
A MS4s include streets, channels, gutters, ditches or anything else that is publicly
owned, designed or used to collect or transport storm water.
As long as you meet the conditions of this general permit, you are authorized to
discharge storm water.
No notice of intent (NOI), notice of termination (NOT), or fee is required under this
option—as long as the requirements of this general permit are followed.
This particular general permit will expire at midnight on March 5, 2008.
