ENGINEERING COMMENTS NO. 2 1. Clearly indicate limits of public/private storm sewer. Storm sewer into private detention ponds is private from ROW. 2. It appears a slope easement is required along Timber Creek Lane. 3. Please provide elevations every 25-ft in all knuckles/cul-de-sacs. 4. Please note: Roadway fill shall be in accordance with BCS Technical Specifications (especially note Specs 302,303, and 305, 310, and 312). 5. Provide lot grading plan for lots with cross-drainage. This has become a major issue with homeowners whose neighbors build high and block drainage. 6. What does fill in area of calculated floodplain do to the floodplain? 7. Refer to Stormwater Design Guidelines for detention pond design requirements. Concrete invert section required, minimum bottom slope, etc. 8. I'm not sure I follow your storm pipe computer output. What is flow velocity in pipes? What is depth of water in curb? 9. Provide "Letter Acknowledging City Standards". 10. Why are junction boxes distinctly labeled in drainage report but not on plans? 11. Additional PUE width may be warranted in area of sanitary sewer and double storm pipe. Please verify what is needed including appropriate separations, what additional services need to be placed, and keeping 5.5' from PUE edge. 12. For mains 12" or less, tapping sleeves can only be used if tap diameter is less than or equal to half the main line diameter. You will need to tee this in with added valve on main. (Sheet W-01) 13. Limits of structural fill are to 5' outside of pavement including sidewalks. (Sheet W-02) 14. Easement width of 30' is required for sanitary sewer mains with bury greater than 14'. Easement width is 20' for lines greater than a 6' bury. (Sheet S-01) However, there are maintenance issues with lines buried that deep. Please revise layout. 15. Some sections of S1 do not show proposed grade. 16. I believe TCEQ crossing requirements still apply to deep sewer crossings. 17. Verify F/L(0) on MH S1.1. 18. Future Sanitary Sewer extensions require a plugged stub-out of not less than 1 joint of pipe. (Sheet S-02) 19. Elevations of wastewater mains must be shown at 100-foot stations and at all manholes and match marks. 20. Avoid placing sanitary sewer under pavement, especially manholes. (Sheet S-03) 21. Use BCS Unified Details or submit letter for review stating why yours are superior and should be evaluated as special design. 22. Be aware that BCS Unified Design Guidelines, Specifications and Details apply to Wellborn SUD water lines. Copper services are required.
