PLANNING
1. The metes and bounds state 0.0155 acre Graham Road ROW dedication which does not
match the preliminary plat, which states 0.0303 acres.
2. Please clarify the acreage as ROW is being dedicated. In addition the acreage listed does
not add up to the acreage listed in the metes and bounds (2.228 vs. 2.24).
3. Please remove addition (Ewing Irrigation Subdivision addition) from the Certificate of
Ownership and Dedication.
4. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
5. The construction documents and reports are still under review and may affect the plat.

ENGINEERING COMMENTS NO. 1
1. Please clarify the 0.0303 Acre right-of-way dedication. Since Graham Rd. is classified as a
major collector and is currently 70-ft wide, a 5-ft dedication across the property is required
unless otherwise negotiated.
2. Please provide volume and page number on all existing easements.
3. Our records indicate that the 10-ft PUE shown adjacent to the property is actually a 10-ft
Pipeline easement. Please verify.
4. Please show that a lot corner is tied to City's horizontal control monument.
5. Please show the iron rod at the southwest corner of lot 2.
6. Please include the subdivision name, lot ownership information, and recordation information
on all adjacent lots.
7. Our records indicate that the correct recordation information for the Brown Addition is
Volume 2370, Page 61. Please verify.
8. Please label and show the limits of the current right-of-way width on Graham Rd. in front of
the property.
9. Please clearly indicate the limits of 50-ft lot perimeter line adjacent to Graham Rd.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. All easements on site are existing. Electric facilities will be designed within existing
easements.
2. Developer may be responsible for locating easements on site to insure that electrical
infrastructure is installed within easement boundaries.
3. If applicable, the following easements will be required:
➢ A 20' PUE overlay to the existing 20' Bryan Electrical Easement.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be
explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans
that have not been pointed out to the City,will constitute a completely new review. 2 of 3
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
4. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:
sweido@cstx.gov.
5. Developer provides load data to CSU as soon as it is available to avoid construction delays.
Delivery time for transformers not in stock is approximately 40 weeks.
6. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer(s), meter location and conduit routing as designed by CSU.
