Metes and bounds description of all that certain tract or parcel of land lying and being situated in the
Robert Stevenson League,Abstract No.54,College Station,Brazos County,Texas.Said tract being
a portion of the remainder of a called 50.0 acre tract as described by a deed to Oceanography
International Corporation recorded in Volume 449,Page 108 of the Deed Records of Brazos County,
Texas.
Said tract being more particularly described by metes and bounds as follows:
BEGINNING at a 5/8 inch iron rod found on the northwest line of Graham Road(variable width
R.O.W.)marking the east corner of Lot 1$,Block 1,Deuel Addition,according to the plat recorded
in Volume 4730,Page 244 of the Official Public Records of Brazos County,Texas,and the south
corner of said portion of remainder of said 50.0 acre tract;
THENCE:N 45°03'51"W along the common line of said Lot IR and said portion of remainder of
said 50.0 acre tract for a distance of 25.17 feet to a 5/$inch iron rod found marking a southwest
corner of the remainder of a called 2.24 acre tract as described by a deed to Ewing Irrigation
Products,Inc.recorded in Volume 8477,Page 138 of the Official Public Records of Brazos County,
Texas;
THENCE:N 41°42'46"E along the common line of said portion of remainder of said 50.0 acre tract
and said remainder of 2.24 acre tract fora distance of 49.97 feet to a 5/8 inch iron rod found marking
the north corner of this herein described tract;
THENCE:S 48°20'28"E continuing along the common line of said portion of remainder of said
50.0 acre tract and said remainder of 2.24 acre tract for a distance of 27.47 feet to a 5/8 inch iron rod
found on the northwest line of Graham Road marking the east corner of this herein described tract;
THENCE:S 44°19'08"W along the northwest line of Graham Roel for a distance of 51.46 feet to
the POINT OF BEGINNING containing 0.03 of an acre(1334 square feet)of land,more or less.

Reservations from Conveyance:
SAVE AND EXCEPT,there is hereby reserved unto Grantors,their heirs, and assigns,all of the oil,
gas and related gaseous or liquefiable hydrocarbons,in,on,under and that may be produced from
the above described property, together with the right of ingress and egress at all times for the
purposes of mining,drilling,exploring,operating and developing said lands for oil,gas and other
minerals and removing the same therefrom. Executive rights as to the interest reserved in this
paragraph are also reserved.
Exceptions to Conveyance and Warranty:
This conveyance is made subject to all valid and subsisting easements,restrictions,rights of way,
conditions,exceptions,reservations,and covenants of whatsoever nature of record,if any,and also
to the zoning laws and other restrictions,regulations,ordinances and statutes of municipal or other
governmental authorities applicable to and enforceable against the described property.
Grantor,for the Consideration and subject to the Reservations from Conveyance and the Exceptions
to Conveyance and Warranty,grants,sells,and conveys to Grantee the Property,together with all
and singular the rights and appurtenances thereto in any way belonging,to have and to hold it to
Grantee and Grantee's heirs,successors,and assigns forever.Grantor binds Grantor and Grantor's
heirs and successors to warrant and forever defend all and singular the Property to Grantee and
Grantee's heirs,successors,and assigns against every person whomsoever lawfully claiming or to
claim the same or any part thereof, except as to the Reservations from Conveyance and the
Exceptions to Conveyance and Warranty.
When the context requires,singular nouns and pronouns include the plural.
Ad valorem taxes for the current year have been prorated as of the date of delivery of this deed,and

the Grantee by its acceptance hereof covenants and agrees to pay all ad valorem taxes upon the
property from and including taxes for the year 2008.
