SUBJECT: EWING IRRIGATION (FP) - Final Plat
I reviewed the above-mentioned final plat application and determined it to be incomplete.
Please submit the following information to be scheduled for a future Planning & Zoning
Commission meeting:
A complete Preliminary Plat application.
A complete Final Plat application identifying all property owners. 01 Corporation
must be listed as a property owner and sign the application. If 01 no longer owns the
property, please provide proof of the transfer of ownership. Also, please list Lots 1 and
2, Block 1 as the "Specified Location of Proposed Subdivision".
Since Ewing Irrigation Products, Inc. and 01 Corporation are both businesses,
proof of authority for Mr. York and the 01 Corporation representative to sign on behalf of
their businesses will be needed.

Below is the summary of the staff review comments dated November 24, 2008.
PLANNING COMMENTS: (reviewed by Matt Robinson November 24, 2008)
COMMENT#1: The metes and bounds state 0.0155 acre Graham Road ROW dedication
which does not match the preliminary plat, which states 0.0303 acres.
ACTION: The 0.0155 acre tract is a dedication out of the 2.24 acre tract, the 0.0303
acres is an additional ROW dedication for this plat.
COMMENT#2: Please clarify the acreage as ROW is being dedicated. In addition the acreage
listed does not add up to the acreage listed in the metes and bounds (2.228 vs.
2.24).
ACTION: This plat consists of two tracts a 2.24 acre tract and the remainder of a
called 50 acre tract and out of these two tracts were additional ROW
dedications. The combination of all parcels is 2.258 acres.
COMMENT#3: Please remove addition (Ewing Irrigation Subdivision addition) from the
Certificate of Ownership and Dedication.
ACTION: See revised plat.
COMMENT#4: Please note that any changes made to the plans that have not been requested
by the City of College Station must be explained in your next transmittal letter
and "bubbled" on your plans. Any additional changes on these plans that the
City has not been made aware of will constitute a completely new review.

the plat.

ENGINEERING COMMENTS: (reviewed by Erika Bridges November 24, 2008)
COMMENT#1: Please clarify the 0.0303 Acre right-of-way dedication. Since Graham Rd. is
• classified as a major collector and is currently 70-ft wide, a 5-ft dedication
across the property is required unless otherwise negotiated.
ACTION: The 0.0303 ROW dedication is in addition to previous dedications (see Volume
8477, Page 138 & Volume 4097 Page 184). The ROW line on this plat matches
the ROW line on the plats to the northeast and the southwest.
4, RENT#2: Please provide volume and page number on all existing easements.
ACTION: See revised plat.
44ellrylENT#3: Our records indicate that the 10-ft PUE shown adjacent to the property is
actually a 10-ft. Pipeline easement. Please verify.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION:
COMMENT#1: All easements on site are existing. Electric facilities will be designed within
existing easements.
ACTION: Duly noted.
COMMENT#2: Developer may be responsible for locating easements on site to insure that
electrical infrastructure is installed within easement boundaries.
ACTION: Duly noted.
COMMENT#3: If applicable, the following easements will be required:
➢ A 20' PUE overlay to the existing 20' Bryan Electrical Easement.
ACTION: See revised plat.
GENERAL ELECTRICAL COMMENTS: (reviewed by Sam Weido November 19, 2008)
COMMENT#1: Developer installs conduit per CSU specs and design.
ACTION: Duly noted.
COMMENT#2: CSU will provide drawings for electrical installation.
ACTION: Duly noted.
COMMENT#3: Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
ACTION: Duly noted.
COMMENT#4: Developer provides digital AutoCAD 2000 or later version of plat and/or site
plan. Email to: sweido a[�cstx.gov.
ACTION: Duly noted.
COMMENT#5: Developer provides load data to CSU as soon as it is available to avoid
construction delays. Delivery time for transformers not in stock is approximately
40 weeks.
ACTION: Duly noted.
COMMENT#6: Final site plan must show all proposed electrical facilities necessary to provide
electrical service, i.e. transformer(s), meter location and conduit routing as
designed by CSU.

SUBJECT: EWING IRRIGATION (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Wednesday, December 3rd, 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for, December 18th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
One (1) 24"x36" copy of the revised final plat;
Nineteen (19) 11"x17" copies of the revised final plat;
One (1) Mylar original of the revised final plat (required after P&Z approval); and
One (1) copy of the digital file of the final plat on diskette or e-mail to:
P&DS Digital Submittal a cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the
agenda and staff report can be accessed at the following web site on Monday the week of the
P&Z meeting.
