PLANNING
1. Since the project will be phased during the site planning process, note #3 may be removed
because it no longer applies.
2. Note #4 needs to be removed from the plat. All signage is permitted separately, and any
construction will require a separate review.
3. Please change the title of the document to state, "Final Plat of Fairfield Subdivision Lot 1,
Block 1." This will replace, "Final Plat Lot 1, Block 1 Fairfield Subdivision." Thanks!
4. FYI...If dumpster screening is placed within an easement, please be aware that the property
owner is responsible for replacement if the screening must be removed for utility
maintenance or construction. This comment actually pertains to the site plan, but I wanted
to mention it anyway.

5. Our records indicate an existing 30-ft PUE (Vol.729, Pg.373) along the western and northern
property lines of your property. Please revise.
• Although you stated that this easement does not affect your project, please verify
that it is not located within your boundary.

PLANNING
1. Please clearly show that the plat is tied to a College Station monument or another platted
area.
2. Corner control points for the property should be shown on the plat.
3. A note needs to be added that this project will be developed in one phase.
4. Please show and dimension all existing and proposed easement, and show the volume and
page number for each.
5. A note needs to be added that references the 100 year floodplain.
6. Please extend and revise the vicinity map to show the near by city limit to the south of the
property.
7. Since this plat does not qualify for a minor plat because of either a proposed road to break
block length or a variance request that must go to the Planning and Zoning Commission,
please revise the City Planner Certificate to be the Approval of Commission Certificate.
8. Parkland dedication is determined at the time of building permits for multi-family units.
Please inform staff of when and from what application the applicant is determining
themselves vested for parkland dedication.
9. Please show proposed and existing sidewalks.
10.Please show the plat on a larger scale, if at all possible.
11. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
12. The construction documents and reports are still under review and may affect the plat.
13. FYI...To avoid the need for a blanket easement. Please dedicate all easements that will be
needed for the future development of the Exchange Apartments II.

ENGINEERING COMMENTS NO. 1
1. Please increase the scale of the plat since it is difficult to read at the given scale.
2. Based on the 1"=100' scale, the given call lengths seem to be incorrect. Please revise.
3. Lot corners should be labeled and tied to the City's horizontal control monument.
4. Please show and label all proposed PUEs.
5. Please label "Existing PUEs" as such, and provide recordation information for each.
6. Our records indicate an existing 30-ft PUE (Vol.729, Pg.373) along the western and northern
property lines of your property. Please revise.
7. Please clearly show the limits of existing Holleman Dr., Jones-Butler Rd., and Harvey
Mitchell Pkwy. right-of-ways.
8. Please provide the right-of-way width of Harvey Mitchell Pkwy. along your property.
9. Please address previous comments regarding construction documents, along with the
following additional construction document comments:
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be

a. Sheet 11 - Our GIS system shows a 6-in waterline stubbed out across Jones-
Butler to your property. The plans are indicating an existing 12-in. Please clarify
and/or revise.
b. Sheet 11 - It is hard to see what is going on at the waterline tie in to the existing.
Please provide a detail of that area.
c. Sheet 5 - One of the callouts for the existing sanitary sewer line mentions an
"Error In Survey" and provides "assumed" flowlines for the remainder of the line.
Please clarify.
d. It seems that the profile for the 27-inch RCP from the detention pond to the
existing storm sewer system is missing. Please revise drainage report as well to
include this line.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes or provides
descriptive easements for electric infrastructure as designed by CSU for electric lines.
2. Developer may be responsible for locating easements on site to insure that electrical
infrastructure is installed within easement boundaries.
3. If applicable, the following easements will be required:
➢ A 20' PUE along Holleman Dr.
➢ A 20' PUE along Harvey Mitchell Pkwy.
➢ A 20' PUE along Jones-Butler Rd.
➢ A 10' PUE along Northern property line.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU
specs and design.
7. Developer installs pull boxes per CSU specs and design (pull boxes provided by CSU).
8. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as
designed by CSU.
