because it no longer applies.
2. Note #4 needs to be removed from the plat. All signage is permitted separately, and any
construction will require a separate review.

1. Please provide verification that CITGO has no issues with the proximity of the proposed
structures to their gas pipeline with the next construction document submittal.

1. Please clearly show that the plat is tied to a College Station monument or another
platted area.
2. Corner control points for the property should be shown on the plat.
3. A note needs to be added that this project will be developed in one phase.
4. Please show and dimension all existing and proposed easement, and show the
volume and page number for each.
5. A note needs to be added that references the 100 year floodplain.
6. Please extend and revise the vicinity map to show the near by city limit to the south
of the property.
7. Are the circles with dots in the middle existing trees that will remain on site?
8. The Legacy block to the west of the subject property has a land use of Retail Center.
9. The block lengths along Jones Butler and Harvey Mitchell exceed 800'. Please
show how the block length will be broken or seek a variance.
10.Since this plat does not qualify for a minor plat because of either a proposed road to
break block length or a variance request that must go to the Planning and Zoning
Commission, please revise the City Planner Certificate to be the Approval of
Commission Certificate.
11 . Please show all proposed and existing sidewalks.
12. Please show the plat on a larger scale, if at all possible.
13.To avoid the need for a blanket easement. Please dedicate all easements that will
be needed for the future development of the Exchange Apartments II.

ENGINEERING COMMENTS NO. 1
1. Please show all proposed public utilities including sidewalks.
2. Please add metes and bounds description and curve table to the face of the plat.
3. It's difficult to ascertain which segment of the boundary each call pertains to. Please clarify
the limits of each segment.
4. Based on the 1"=100' scale, the given call lengths seem to be incorrect. Please revise.
5. Please increase the scale of the plat since it is difficult to read at the given scale.
6. Please add a legend.
7. Please clearly show the limits of existing Holleman Dr., Jones-Butler Rd., and Harvey
Mitchell Pkwy. right-of-ways.
8. Please provide the right-of-way width of Harvey Mitchell Pkwy. along your property.
9. Please label "Existing PUEs" as such, and provide recordation information for each.
10. Please show and label all proposed PUEs.
11. Please label the existing gas line along the southern property line with size, ownership, and
easement information (if applicable).
12. If there are culverts under the Jones-Butler Rd driveway and the gravel drive to FM 2818,
then culvert sizes and flowlines should be provided.
13. Lot corners should be labeled and tied to the City's horizontal control monument.
