Response: Yes they were, but we have removed all trees from the plat. Most of them will not remain as they are not in locations conducive to saving, only a few that are not affected by the construction will remain onsite and these are shown on the construction plans for the project. 8. The Legacy block to the west of the subject property has a land use of Retail Center. Response: We have changed the designated land use on that tract to Retail Center. 9. The block lengths along Jones Butler and Harvey Mitchell exceed 800'. Please show how the block length will be broken or seek a variance. Response: We will be seeking a variance to this block length on Jones-Butler and Harvey Mitchell Parkway. 10. Since this plat does not qualify for a minor plat because of either a proposed road to break block length or a variance request that must go to the Planning and Zoning Commission, please revise the City Planner Certificate to be the Approval of Commission Certificate. Response: There are not certificates on a preliminary plat but we have changed those accordingly on the final plat. 11. Please show all proposed and existing sidewalks. Response: All proposed and existing sidewalks have now been shown. 12. Please show the plat on a larger scale, if at all possible. Response: The plat has been increased in scale. 10 avoid the need for a blanket easement. Please dedicate all easements that will be needed for the future development of the Exchange Apartments II. Response: We will be dedicating a blanket easement to cover the property during construction. ENGINEERING COMMENTS NO. 1 1. Please show all proposed public utilities including sidewalks. Response: All public utilities and sidewalks are now shown. 2. Please add metes and bounds description and curve table to the face of the plat. Response: As discussed we have not added a metes/bounds description since the calls are clearly noted on the face of the plat. 3. It's difficult to ascertain which segment of the boundary each call pertains to. Please clarify the limits to each segment. Response: We have added arrows to each call to help designate which boundary segment the call pertains to. 4. Based on the 1"=100' scale, the given call lengths seem to be incorrect. Please revise. Response: We have revised the scale so it is now correct. 5. Please increase the scale of the plat since it is difficult to read at the given scale. Response: We have increased the scale as requested. 6. Please add a legend. Response: A legend has been added. 7. Please clearly show the limits of existing Holleman Dr., Jones-Butler Rd., and Harvey Mitchell Pkwy. Right-of-ways. Response: We have added dimension lines which should help identify both sides of the right-of-ways for each of these streets. 8. Please provide the right-of-way width of Harvey Mitchell Pkwy. along your property. Response: The right-of-way width of Harvey Mitchell Parkway has been dimensioned along our property line. 9. Please label "Existing PUEs" as such, and provide recordation information for each. Response: All existing PUE's have been labeled and recordation information for each has been shown. 10.Please show and label all proposed PUEs. Response: We will only be dedicating proposed PUE's around the perimeter of the property. Those are shown as requested by the Electrical Department. We do have one concern and have noted that in the notes section on the preliminary and final plats. We already had planned a bus shelter and sign along Holleman Drive and those will be in the easement as requested by Electrical. The Electrical Department said they are willing to allow those two items in the easement if we will dedicate it. So we have added a note stating those items will be allowed to be constructed within the easement but still must obtain permits prior to construction. 11. Please label the existing gas line along the southern property line with size, ownership, and easement information (if applicable). Response: All information that we know about that gas line is now labeled on the plat. 12. If there are culverts under the Jones-Butler Rd Driveway and the gravel drive to FM 2818, then culvert sizes and flowlines should be provided. Response: There are no culverts that this project is constructing under Jones-Butler or the driveway to FM2818. 13. Lot corners should be labeled and tied to the City's horizontal control monument. Response: Lot corners are labeled and marked and tied to the City's control system through the monument noted on the plat. GENERAL ELECTRICAL COMMENTS 1. See Final Plat Comments.
