Reeves, Trustee, recorded in Volume 509, Page 185, of the Deed Records of Brazos County, Texas. Provided, however, that this conveyance shall grant the rights herein specified only as to that portion of the above described property more particularly described by course, width, and cen- terline on the attached Exhibit "A" , known as the "Easement Area" , and any additional area ou 'de the easement area neces- sary to install and attach Q' , guy wires, and anchors nec- essary and incident to the uses of the Easement Area. To erect, construct, install , and thereafter use, operate, in- spect, repair, maintain, reconstruct, modify, and remove the following: Electric transmission and distribution lines; upon, over, and across said property as herein described and any ways, streets, roads, or alleys abutting same; and to cut, trim and control the growth of trees and other vegetation on and in the easement area or on adjoining property of GRANTORS, which might interfere with or threaten the operation and maintenance of • any public utility equipment, accessories, or operations. It is understood and agreed that any and all equipment and facilities placed upon said property shall remain the property of GRANTEE. GRANTORS expressly subordinate all rights of surface use incident to the mineral estate to the above described uses of said surface by GRANTEE, and agree to sublender' s subordinations on behalf of GRANTEE upon request. It is expressly understood that the GRANTORS or future Owners of this property reserve the right to use this EASEMENT for all purposes which do not interfere with or prevent its use by the GRANTEE, including without limitation, the use and construction of streets, roadways, driveways, alleys, parking lots, paving, curbs, lawns, and other like uses, on, over, and across this easement. GRANTEE shall replace and restore any damage done by the GRANTEE to the above described items constructed or used by - 1 - ..�. , ' r the GRANTORS. Also, this easement may be used by the GRANTORS or future owners of this property as a "Greenbelt" strip to comply with the City ordinances for such "Greenbelts. " GRANTEE shall have the right to use so much of the surface of the hereinbefore-described property of GRANTORS as may be reasonably • necessary to construct and install within the right-of-way granted hereby the facilities contemplated by this grant. Upon the completion of such construction and installation, GRANTEE shall replace and restore all fences, walls, or other structures which may have been relocated or removed during the construction period, and GRANTEE shall pay GRANTORS reasonable compensation for such fences, walls, or structures which may not be replace- able, and for such vegetation and crops and other damages to the property as may have been damaged or destroyed during such con- struction. TO HAVE AND TO HOLD the rights and interests herein described unto the CITY OF COLLEGE STATION, TEXAS, and its successors and assigns, forever, and GRANTORS do hereby bind themselves, their successors and assigns, to warrant and forever defend , all and singular, these rights and interests unto the CITY OF COLLEGE STATION, TEXAS, and its successors and assigns, against every person whomsoever lawfully claiming, or to claim same, or any part thereof.
