Preliminary Plat: The preliminary plat for this tract of land was approved by the
Planning & Zoning Commission on September 18, 2008 with the
condition that two Staff Review Comments be addressed. The
revisions necessary to meet the conditions of the preliminary plat
have been submitted by the applicant and approved by Staff.
Site Development: Vacant
COMMENTS
Parkland Dedication: No parkland dedication is required with this plat.
REVIEW CRITERIA
Compliance with Subdivision Regulations: This plat represents the development of the
second phase of the development for the Spring Creek Commons subdivision. If the Staff
Review Comments are addressed, the plat meets the Subdivision Regulations and conforms to
the approved preliminary plat. This Staff Review Comment is a condition of the plat and has to
be addressed before the final plat is filed for record.
STAFF RECOMMENDATIONS
Staff recommends approval with the condition that the attached Staff Review Comments are
addressed.

Staff Review Comments for Final Plat of Lot 13, Block 1 Spring Creek Commons (08-215)
1. To conform to the note on the preliminary plat regarding Lakeway Drive, the right-of-way for
Lakeway Drive adjacent to Lot 11 and Lot 12 will need to be dedicated and the road
designed and constructed or a surety established prior to this plat being filed for record at
the Courthouse.
