PLANNING
1. Please provide proof of authority for John Buckley to sign on behalf of St. Joseph Regional
Health System.
2. Remove the setback lines from the plat.
3. Remove the zoning labels from the plat.
4. Complete the Certificate of the County Clerk as provided in the Subdivision Regulations with
the "WITNESS my hand and official Seal, at my office in Bryan, Texas" phrase.
5. Except for Lot 6, Block 1, the surrounding area is not platted. Please revise the labels of the
adjacent property, providing the current legal description.
6. The final plat will not be able to be scheduled for a Planning & Zoning Commission meeting
for its consideration until all the conditions of approval for the preliminary plat that were
imposed by the Commission have been met. For the preliminary plat to be approved, a
revised full-size copy and mylar will need to be submitted and verified by Staff that the
conditions have been satisfied. Also, the final plat will need to conform with the approved
preliminary plat.
7. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
8. The construction documents and reports are still under review and may affect the plat.

ENGINEERING COMMENTS NO. 1
1. Please provide volume and page for all existing easements.
2. Please remove "prop" from all easements being dedicated.
3. The only easements being dedicated with this plat would be those located within the metes
and bounds of the lot. Please remove all "prop" offsite easements, unless they have already
been dedicated and you can provide volume and page.
4. Please verify that following easement do not encroach this proposed lot. These easements
were identified on our mapping system:
a. 25-ft PUE (V0758, P592)
b. 20-ft PUE (V8312, P35)
5. If applicable, please provide a note explaining the ownership and maintenance
responsibilities of the private drainage easements.
6. There appears to be several issues concerning the site plan for this proposed development,
related to the platting of this lot. It would be best to meet to discuss these issues.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides descriptive easements for electric infrastructure as designed by CSU for
electric lines (where applicable, including street lights if necessary).
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be
explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans
that have not been pointed out to the City,will constitute a completely new review. 2 of 3
3. Developer may be responsible for locating easements on site to insure that electrical
infrastructure is installed within easement boundaries.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU
specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull
boxes and secondary pedestals provided by CSU).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:
gmartinez@cstx.gov.
9. Developer provides load data to CSU as soon as it is available to avoid construction delays.
Delivery time for transformers not in stock is approximately 40 weeks.
10. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as
designed by CSU.
