SUBJECT: SPRING CREEK COMMONS LOT 13 BLK 1 (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Wednesday, October 1, 2008, 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for, Thursday, October 16, 2008, 7:00 p.m. in the City Hall Council Chambers, 1101
Texas Avenue.
One (1) 24"x36" copy of the revised final plat;
Nineteen (19) 11"x17" copies of the revised final plat;
One (1) Mylar original of the revised final plat (required after P&Z approval); and
One (1) copy of the digital file of the final plat on diskette or e-mail to
mtrevino@cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the
agenda and staff report can be accessed at the following web site on Monday the week of the
P&Z meeting.

Please note that a Mylar original of the revised final plat will be required after P&Z approval and
prior to the filing of the plat. If you have any questions or need additional information, please call

PLANNING
1. Please provide proof of authority for John Buckley to sign on behalf of St. Joseph Regional
Health System.
Response: Please see the attached paperwork.
2. Remove the setback lines from the plat.
Response: Setback lines have been removed.
3. Remove the zoning labels from the plat.
Response: All zoning labels have been removed from the plat.
4. Complete the Certificate of the County Clerk as provided in the Subdivision Regulations with
the "WITNESS my hand and official Seal, at my office in Bryan, Texas" phrase.
Response: The certificate language has been corrected.
5. Except for Lot 6, Block 1, the surrounding area is not platted. Please revise the labels of the
adjacent property, providing the current legal description.
Response: These lots have been revised to state they are "future"lots.
6. The final plat will not be able to be scheduled for a Planning & Zoning Commission meeting
for its consideration until all the conditions of approval for the preliminary plat that were

revised full-size copy and mylar will need to be submitted and verified by Staff that the
conditions have been satisfied. Also, the final plat will need to conform with the approved
preliminary plat.
Response: Understood.
7. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
Response: It is hard to bubble but we have removed all new easements as discussed with
staff.
8. The construction documents and reports are still under review and may affect the plat.
Response: There should not be any construction drawings associated with this plat.
ENG ERING COMMENTS NO. 1
. Please provide volume and page for all existing easements.
Response: The volume and page for these easements have been indicated.

Response: We have removed all new easements since they are not required for the plat. All of
these easements were required for site development so we will dedicate those easements with
the site development documents.

Response: All of these proposed easements have been removed.

Response: The 25-ft PUE (V0758, P592) is shown on our plat but it is actually a 20-ft PUE
labeled (V0758, P594). The 20-ft PUE (V8312, P35) is actually incorrectly mapped on your
mapping system and should be located on the other side of William D. Fitch. We have attached
a copy of the recorded documents from the Brazos County Clerk's Office for your records.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
Response: Acknowledged.
2. Developer provides descriptive easements for electric infrastructure as installed by CSU for
electric lines (where applicable, including street lights if necessary).
Response: Acknowledged.
3. Developer may be responsible for locating easements on site to insure that electrical
infrastructure is installed within easement boundaries.
Response: Acknowledged.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
Response: Acknowledged.
2. CSU will provide drawings for electrical installation.
Response: Acknowledged.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
Response: Acknowledged.
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
Response: Acknowledged.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
Response: Acknowledged.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU
specs and design.
Response: Acknowledged.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull
boxes and secondary pedestals provided by CSU).
Response: Acknowledged.
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:
gmartinez(a cstx.gov.
Response: We have already emailed a composite site plan (full development) to Gilbert for him
to work on overall electrical layouts for the total acreage.
9. Developer provides load data to CSU as soon as it is available to avoid construction delays.
Delivery time for transformers not in stock is approximately 40 weeks.
Response: We will try to get Gilbert load data as soon as possible.
10. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as
designed by CSU.
Response: Acknowledged.

1. To conform to the note on the preliminary plat regarding Lakeway Drive, the right-of-way for
Lakeway Drive adjacent to Lot 11 and Lot 12 will need to be dedicated and the road
designed and constructed or a surety established prior to this plat being filed for record at
the Courthouse.

Subject: Spring Creek Commons Lot 13
Veronica,
I reviewed your revised plat for this lot. You have inquired as to whether or not it is ready for a mylar to be printed
and submitted. It is except for 2 items:
1)the north arrow on the plat does not appear to point north,and
2)the 15 PUE going from Lot 9 to the creek needs to be 20'in width. Several Line segments will need to change as
well.
These changes should finalize this plat, which is assuming that all of the Lakeway related items and dedication will be
with the Phase 3(the Lot 9) plat. Let me know if you have any questions.
