We would like to see if staff can verify if the blanket easement recently dedicated by Starfish Development for the earlier phase of this project is still in place to cover this phase of the project. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. Response: Understood. Please note to respond to comment #15 some of the parking changed. Also on Sheet 8 we added a new storm drain line. This storm drain line needs to be checked by Parks — Pete Vanecek. We did coordinate this construction with him but he asked to look at the plans prior to stamping approved. LANDSCAPING/STREETSCAPING/BUFFER 1. The landscape plan should be phased in the same manner that the site plan is phased. Each phase should meet all requirements by itself. The landscape points and plant numbers have been provided for the site as a whole, but the first phase has been blacked out— cannot verify accuracy. Response: Please see revised landscape plan. 2. Please provide a note addressing proposed irrigation. Response: A note has been added to the landscape plan regarding irrigation. 3. The following are additional elements required to be a landscape plan: existing property lines and dimensions of the tract , topographic information and final grading, location and dimensions of all site features and structures, the location of existing and proposed utilities and easements, indication of adjacent land uses and roadways, an irrigation system plan or note addressing irrigation. Response: This additional information has been added to the landscape plan. 4. Are existing trees proposed to remain in this phase? If so, Please provide tree barricade details. Response: Yes, there are a few trees that will remain. Barricade details have been added to the landscape plan. 5. All above ground utilities (including transformers) need to be screened. Response: These have all been screened as seen on the landscape plan. MISCELLANEOUS 1. Irrigation system must be protected by eithera Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. Response: Please refer to the irrigation plan. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. Response: Please refer to the irrigation plan. ENGINEERING COMMENTS NO. 1 1. Show locations of construction ingress/egress. You may need to rework existing locations. Any inlets in path of construction access will need protection. Response: Construction ingress/egress will use the main entrance along with the residents. We will assure that any inlet within the construction driveway area will be protected. Please see the Erosion Control Plan. 2. Clearly indicate that storm sewer is private. Response: All storm sewers are labeled private. 3. Verify that the plumbing code does not require manholes on 8" sanitary sewer lines. Response: We have added manholes on this 8"line. S ITATION 1: anitation is ok with this project Response: Thanks. Developer provides descriptive easements for electric infrastructure as designed by CSU for electric lines (where applicable, including street lights). Response: We will assure that we have as-built locations for all easement documents. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. Response: Acknowledged. 2. CSU will provide drawings for electrical installation. Response: Acknowledged. 3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser. Response: Acknowledged. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. Response: Acknowledged. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. Response: Acknowledged. 6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU specs and design. Response: Acknowledged. 7. The minimum interior island size is 180 square feet. The minimum exterior island size is also 180 square feet. In any case where two end islands are required (ie: where two parking rows meet at a corner), their minimum square footage is required to be 360 square feet.
