This is a replat of a 0.172 acre legal lot of record located at 508 Thompson Street on the corner of
Thompson and Welsh. The original plat from 1946 platted small lots which purchasers where allow to
acquire portions of or multiple lots. This particular lot is comprised of portions from platted lots 1 and 2,
and has been in this same configuration since 1954,which precedes the adoption of the Subdivision
Regulation in 1970. The original plat shows lots 1 and 2 as being oriented toward Welsh Avenue. The
purchased configuration shifts that orientation to Thompson Street. The platting of this legal lot of
record will not shift any lot lines nor create additional residential lots; therefore the lot configuration is
not being altered. Because of this, staff is recommending approval of the replat of this lot.
I'd also like to mention that a representative of the applicant is here and available to answer questions
you might have.
In addition, I have received 11 calls of inquiry or opposition. Most individuals were content that the lot
configuration is not being altered and that no additional lots are being created. However, while not a
platting issue, I was asked to express a general concern in the area toward the number of large homes
being built on small lots that do not blend with the neighborhood.

COMMENTS
Parkland Dedication: There is no further subdivision or development of property proposed
with this replat, therefore, parkland dedication was not required.
REVIEW CRITERIA
Compliance with Subdivision Regulations: The subject property has been in this same
configuration since before the adoption of the Subdivision Regulation in 1970, and therefore is
considered a legal lot of record by the City of College Station. The applicant is not requesting to
add any additional lots or building plots, or alter this configuration in any way. It is for this
reason that this property is in compliance with the Subdivision Regulations.
STAFF RECOMMENDATIONS
