Annexation: 1994
Zoning: 12.64 acres A-O to R-1 (2004)
3.38 acres A-O to R-1 (2009)
Site development: Undeveloped
COMMENTS
Water required for plat: Water service to be extended from an existing 6-inch water line
along Congressional Drive and looped to an 8-inch water line on St. Andrews Drive. The
new system for this area is required to meet the BCS Unified Design Guidelines for domestic
and fire flows. A Water Design Report for the subdivision is required at the time of Final Plat
to ensure compliance.
Water Service: Water to be provided to each lot, as required.
Sewer required for plat: Sewer service to be extended from an existing 12-inch sewer line
near the southern property boundary and from an existing 8-inch sewer line along the
eastern plat boundary. A Sewer Report for the subdivision is required at the time of Final
Plat to insure capacity and compliance with the BCS Unified Design Guidelines.
Sewer Service: Sewer to be provided to each lot, as required.
Street(s) required for plat: Birkdale Drive is minor collector on the Thoroughfare Plan and
is required for platting.
Off-site Easements required for plat: An off-site drainage easement is required.
Drainage: Drainage is to Alum Creek. A Drainage Report is required at the time of Final
Plat to show that the drainage plan for the subdivision meets the BCS Unified Design
Guidelines.
Flood Plain: FEMA Floodplain is located along the southern boundary of the subject
property and extends into several of the lots. Floodway also extends into Lot 104 of Block
25. Notes have been added to the plat to address issues related to the presence of
floodplain and floodway.
Oversize request: None.
Parkland Dedication: The Parkland Dedication requirements have been fulfilled. Parkland
Dedication for 3,630 dwelling units was made on February 9, 1988 in accordance with the
Special Warranty Deed of Parkland to the City of College Station recorded in Vol. 1029,
Page 13. Approximately 1,250 lots have been final platted in the Pebble Creek Subdivision.
Impact Fees: None
REVIEW CRITERIA
1. Compliance with Comprehensive Plan and Unified Development Ordinance: The
Future Land Use and Character Map included in the Comprehensive Plan designates the
subject property as Restricted Suburban and Natural Areas — Reserved. A portion of
Birkdale Drive, designated on the City's Thoroughfare Plan as a minor collector, is included

with this plat. The plat conforms to the Comprehensive Plan and to the R-1 Single-Family
zoning district.
2. Compliance with Subdivision Regulations: The Preliminary Plat meets all applicable
subdivision regulations contained in Section 8 of the Unified Development Ordinance.
STAFF RECOMMENDATION
Staff recommends approval of the Preliminary Plat.
