The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, October 27.th, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, November 20th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised Comprehensive Plan Amendment map, and Nineteen (19) 11"x17' copies of the revised Comprehensive Plan Amendment map. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481. The following is the preliminary item needed to complete the submittal. Once this has been submitted, the application will be forwarded to staff so that they may conduct a thorough review. Please submit the following information to be scheduled for a future Planning & Zoning Commission meeting: An application signed by the property owner. The application form provided by the City has a second page that requires the property owner's signature. This has been missing on both submittals. A copy of the application can be downloaded at http://www.cstx.gov/home/index.asp?page=401. Since the property owner is a business, it is necessary to provide proof of authority for the person to sign on behalf of the corporation. Also, please be aware that the metes and bounds that were provided do not close for this property. This will need to be corrected. RESPONSE TO STAFF REVIEW COMMENTS DATED 10/16/2008 Project:EARL RUDDER FWY NEXT TO NORTH FOREST PRO - 08-00500201 PLANNING 1. Please check the volume and page numbers for the two 15'Access Easements on the northwest portion of the tract. These differ from what is recorded on the plat. The surveyor has verified that the documents filed in Vol. 7669, Pg. 189 and those found in Vol. 7672, Pg. 248 ate identical. To avoid confusion, both sets of filing information are being shown on this map. 2. Please note that while the full evaluation of this request is still in progress, it appears from a preliminary review that Staff will not be able to recommend for its approval. Noted. ENGINEERING COMMENTS NO. 1 1. Show floodplain limits based on survey data and BFEs. This information has been added to the map. GREENWAYS 1. The 5.045 acre tract includes 3.355 acres designated as Floodplains and Streams. Noted. 2. The Greenways Master Plan identifies this portion of the tract as a Suburban Greenway along Bee Creek and should include the entire floodplain to provide for flood control,recreation and transportation. Noted. 3. Therefore the Greenways Program does not support approval of a land use amendment to change the proposed 1.01 acre portion of Floodplains and Streams to Office. Noted. 4. The Program Manager would be interested in acquiring the 3.355 acres through dedication or fee simple acquisition.
