The Administrative Adjustment application was not approved by Staff. Please provide
the required parking onsite or provide an application for an appeal to the Zoning Board
of Adjustment.
I2. Parking island on north east corner of the building is insufficient. All end islands must be
at least 180 s.f. per parking row. This island needs to be at least 360 s.f.
A3. Provide material being used to screen the dumpster.
,/4. Repeat Comment: How are you planning to screen the transformer?All ground mounted
✓ mechanical equipment must be screened.
5. The parking adjacent to the dumpster is also required to have an end island. There does
not appear to be enough room for one in this space so the parking space will need to be
eliminated.
-16. The 12 foot space for the dumpster must be clear inside space, there doesn't appear to
be enough room to locate a fence or other screening material around it and not encroach
on the parking space.

8. Provide correct landscaping counts. There are 20 Crepe Myrtles, 43 Compact Nandina,
and 18 Knockout Roses on site.
9. Please note that any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that the City has not been made
aware of will constitute a completely new review.

ENGINEERING COMMENTS NO. 2
1. Please submit a Letter of Acknowledgement of City standards. If your details differ from City
standard details, the variance should be explained in the letter.
2. Fire Flow Report — Please submit a fire flow report verifying that the fire hydrant at 1501
Athens will provide adequate fire flow as required to service your development per the 2006
International Fire Code. This should include a copy of actual fire hydrant flow test data if
available. Please provide building type and square footage per Table B105.1 and C105.1 of
the International Fire Code and specify the minimum fire flow required.
3. Drainage Letter — Please verify in your letter that the proposed drainage pattern will remain
the same as the existing drainage pattern.
4. Construction Docs — On the fire suppression line, the required isolation valve must be inside
a PUE or the ROW. The remainder of the fire suppression line should be private. If a PUE
is going to be dedicated by separate instrument, it must be recorded prior to approval of the
site plan.
5. Site Plan/Construction Docs — The current location of the FDC is not within 150-ft of a fire
hydrant. FYI ... A remote FDC may be an option to consider.
6. Site Plan/Construction Docs — FYI ... Only the standard details that apply to your project
should be included with the construction drawings.

/11. Provide note relating to floodplain on the property. If there is no floodplain, please provide
the confirming Map Panel number.
112. Parking setback along Munson is insufficient for the current layout. All parking spaces
parallel to the ROW within 15 feet must have a 360s.f. island every 7 spaces. Please move
the parking back or provide islands.

8. How will the electrical transformer be screened? As per planning note 20 all mechanical
equipment shall be screened from view.
\49. Just a suggestion, but you can do the grass-crete all the way across the side parking lot
including the driveway, but we would need something to mark (like pavers) where the
parking rows are.
1/20. Provide a general note that all roof and ground-mounted mechanical equipment shall be
screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above grade.
Such screening shall be coordinated with the building architecture and scale to maintain a
unified appearance.
21. Please note that any changes made to the plans, that have not been requested by the City

plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

LAN DSCAPING/STREETSCAPING/BUFFER
1. Landscape plan is incomplete. Please revise calculations to include streetscaping
requirements along Athens and Munson. A sample landscape legend can be found in the
Unified Development Ordinance detailing the formulas for streetscaping requirements, or in
the text of Section 7.5.
2. Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock (not loose), or a perennial grass is required in parking lot islands, swales and drainage
areas, the parking lot setback, rights-of-way, and adjacent property disturbed during
construction.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed
as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.

6. Construction Docs — On the fire suppression line, an isolation valve is required just inside
the PUE. The remainder of the fire suppression line should be private. The 10-ft PUE will
not be necessary.
7. Construction Docs — Please note on the plans that the fire suppression line shall have a
lockable lid on the isolation valve. The lockable lid shall supply the same protection as the
AMP or USA, LL562 Locking Lid at a minimum. An alternate lockable lid shall be approved
by College Station Utilities Director or his designee.
8. Construction Docs — The current location of the FDC is not within 150-ft of a fire hydrant.
The FDC should also be on the side of the building as the fire lane.
9. Construction Docs — The construction entrance/exit should be a minimum of 12' x 50' per
standard details.
10. Construction Docs — FYI ... Only the standard details that apply to your project should be
included with the construction drawings.

11. FYI ... Storm water management requirements are listed below. Any questions may be

Storm Water Discharges from Small Construction Activities
The Texas Commission on Environmental Quality has issued a general permit for construction
activities under the Texas Pollution Discharge Elimination System. The general permit
(TXR150000) is for construction activities disturbing at least 1 but less than 5 acres or is part of
a common plan of development disturbing at least 1 but less than 5 acres.
You will need to follow these steps to discharge storm water from your construction site to the
City of College Station's Municipal Separate Storm Water Sewer System (MS4):
1. Read the general permit (TXR150000) to make sure it applies to your situation.
2. Adhere to the requirements of the general permit (TXR150000).
3. Prepare and implement a Storm Water Pollution Prevention Plan in accordance with Part
III of the general permit (TXR150000).
4. Sign and post a construction site notice.
5. At least 2 days before beginning construction, provide a copy of the site notice to the
operator of any Municipal Separate Storm Water Sewer System (MS4) into which storm
water will be discharged.
A MS4s include streets, channels, gutters, ditches or anything else that is publicly owned,
designed or used to collect or transport storm water.
As long as you meet the conditions of this general permit, you are authorized to discharge storm
water.
No notice of intent (NOI), notice of termination (NOT), or fee is required under this option—as
long as the requirements of this general permit are followed.
This particular general permit will expire at midnight on March 5, 2008.

FIRE-
1) Fire Lane needs to be extended all the way thru to Munson Street from Athens Street..
2) No more than a six percent (6%) grade is allowed on any length of fire lanes.

3) Fire lanes will be constructed using the "Fire Apparatus Turning Radius Template"
and have a fire lane sign at the entrance. Curbs to be marked "Fire lane, No Parking,
Tow Away Zone" with a minimum of four (4") letters.
4) A "Knox Box" security key system is required on the building.
5) F.D.C. locations will be within one hundred and fifty feet (150') of a fire hydrant and
located on the "road side" of a structure.
6) Aerial Access Easement Roads having a twenty-six foot (26') width are required on
structures thirty feet (30') or more in height.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. All easements on site are existing. Electric facilities will be designed within existing
easements or right-of-way.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU
specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull
boxes and secondary pedestals provided by CSU).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:
gmartinez(c�cstx.gov.
9. Developer provides load data to CSU as soon as it is available to avoid construction delays.
Delivery time for transformers not in stock is approximately 40 weeks.
10. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as
designed by CSU.
