We have completed those measurements in the last two weeks and are finishing up the site plan, landscape drawings, and construction plans on Thursday and Friday and will submit them this coming Monday. As discussed since the request for the parking and dumpsters were requested at the time Potbelly Sandwich and Starbucks applied this version will apply. I have reviewed the guidelines and per the request of the property owner have submitted a new plan for review based on how I interrupted them. Some of the changes that have been incorporated into the plan is the following; Sidewalks Existing sidewalks do not have to be modified. There is currently a sidewalk at the north corner of the building to the drive. The only change at this location will be to make the area over the drive to confirm to ADA. New sidewalks only have to be 4' wide when there is a 6' buffer green belt area. I have made the remaining part of the drive along Lodge Street the same size as the existing sidewalk with the 6' buffer for the parking screening. The area along Patricia will only be a 4' wide sidewalk. Landscape We have added a row of 3' high Ligustrums along the parking areas for screening. This will be in the 6' buffer zone. We have also added some landscape around the interior areas. Dumpsters Dumpsters meet the requirement in size and will be constructed of block and then have a smooth stucco applied the match the exterior of the existing building facade. They will be painted the same color as the existing building. The will not have to have gates. Engineering The actual engineering design has not been started, but in meeting with the city engineering department the site would sheet drain to the street. We would like to move forward at this point and have some preliminary approvals on the site plan design so we can proceed with engineering drawings and construction as soon as possible. Thank you for your time and look forward to working with you on this project. Should you have any questions or need any additional information please do not hesitate to call. Very Robert H.
