PLANNING
1. Metes and bounds do not close.
2. How is the access easement shown on Common Area E -R being built and maintained? I am
assuming it will be constructed and maintained by the POA. The POA for the entire
subdivision will be responsible for the upkeep of an easement that is primarily for the use of
the Texas A&M property.
3. How are the pedestrian walkways located on Lot 3, Block 3 and Lot 4, Block 2 being
constructed? These connections were required as part of the Master Plan.
4. Why is Lot 4, Block 3 and Lot 4, Block 2 not included in the final plat of phase 4? If they are
not going to be included, the phasing of the preliminary plat should be revised. Otherwise,
include them in the plat of phase 4.
5. Plat title should be a Final Plat being a replat of...
6. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.

1. Please define ownership and maintenance responsibilities of the Private Access
Easements.
2. Please define ownership and maintenance responsibilities of the Common Areas and
Private Drainage Facilities.
3. Please provide rear PUE for Lot 2 and 3, Block 3, Phase 4.
4. What is the status of the proposed sanitary sewer extension to serve Lot 2A, Block 2,
Phase 4 and Lot 1 R-1, Block 2, Phase 2.
5. Please verify that the Lot, Block and Phase numbers are labeled on each lot throughout
the plans.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be
explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans

5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes as per City specs and design (pull boxes provided by the City).

Project: CRESCENT POINTE PH. 4 (FP-REPLAT) - 07-00500205
PLANNING
1. As per my email on 9/21, the plat still does not close according to mapping. As an FYI,
this plat has been placed on the October 4t" P&Z meeting for your convenience since
there is only one meeting in October. If the revised plat does not close, the item will be
withdrawn from the meeting. If you have any questions about how the metes and bounds
are checked, please contact Sven Griffin sgriffin(a).cstx.gov or 764-3570.
2. Construction of the sidewalk through the pedestrian access in Phase 4 is required with
the plat. Please submit construction documents for a 4 -foot wide sidewalk in compliance
with the B/CS Unified Design Guidelines. Ken Fogle is looking into the connection issue
with Phase 5 to the TAMU property, however since those properties have been removed
from the phase, construction is not required at this time.
3. The question of the access easement being in the common area was asked since it was
my understanding after the PAC that the lot line would be moved so there would not be
joint ownershipi/maintenance issues between the POA and the neighboring property.
Because the easement straddles the property line, it may be required that the Common
Area must be included in the site plan of the neighboring development since
improvements must be site planned.
