Project: KYLE VIEW ESTATES (SP) - 08-00500193
PLANNING
1. Please provide retaining wall details. The retaining wall will be required to be screened
or treated to replicate stone or wood. In addition a building permit will be required.
2. The spacing/throat length of the parking lot off the alley way does not appear to be
adequate. Please contact Joe Guerra for any questions.
3. A fence will be required at the edge of the pool/retaining wall.
4. Please show the proposed gate and its movement off the alley way. Please provide a
fire turning radii detail for this location.
5. The sand volleyball court that appears to be on site is not shown on the site plan, please
revise.
6. There does not appear to be adequate space for the roll off containers to be placed at
the edge of the alley way. Please confirm.
7. Please note that any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that the City has not been made

PLANNING
1. The acreage listed for the community amenity area does not match what is shown on the
plat (1.10 acres). Please revise.
The Site Plan for the amenity area consists of 2 lots being Block 1 Community Amenity Area
consisting of 1.10 acres and Lot 2, Block 2 consisting of 0.77 acres.
2. Please show/label the locations for the gates and there movement. Gates were
shown/labeled on the plat. The gates will require a Knox key box and manual operation
must be able to be by one person.

3. Provide gated entryway throat length.
Throat depth shown on plans.
4. Provide building height and state the building will not be sprinkled in the site date summary.
Height of building is approximately 32-ft.This information and sprinkler note has been added.
5. Denote which streets are Public ROW and which are private drives. The final plat states that
the gates are the end of the Public ROW on Tree Line Drive. Please show this on the site
plan.

6. Please label the widths of the private streets.

7. Dimension and show the end island square footage of the end islands.

8. The proposed 75' PUD & PrDE located to the southwest of the proposed building is labeled
as 70' with an additional 5' PUE on the final plat. Please revise.

9. The building setbacks for this development will be to R-1 standards. Front setback is 25', 20'
rear setback, 7.5' side setback and 15' side street setback. Please revise setback lines.

10. The curb return radii is a minimum of 25'. Please revise.
This was revised to 25-ft but changed back to 10-ft on clarification from Matt and Development
Engineer.
11. What is the rectangular piece located adjacent to Denver Court?
This was survey information. Information has been removed.
12. The waste containers appear to be located where the sidewalk is. As an FYI, they will not be
allowed to block the sidewalk. Is there a concrete pad proposed to store the containers on?
The containers will need to be screened on a minimum of three sides by means of an
approved six-foot (6') high opaque device.
Waste container will be a 90-gal roll-out waste container as per Mr. Urrutia. Waste container
will be rolled out for collection days and rolled back in for non-collection days.
13. The parking for this building is calculated under the office building use, which requires 1
space for every 250 sq. ft. of gross floor area. The required number of parking spaces for
this project is 32 spaces, of which 2 will need to be handicapped spaces. In order to reduce
the number of required parking spaces a variance request will need to be submitted. This
request would go to the Zoning Board of Adjustment (ZBA). The deadline to submit for the
next ZBA meeting is Monday, December 29th with the meeting taking place on February 3rd

14. We have not received any comments from BTU yet. Please contact Randy Trimble at BTU
for any comments.

15. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your

1. The streetscape points are added to the required points per project area. The point
requirement is as follows 4728 (additional points req'd for frontage) + 2307 (project area
points req'd) = 7035. Please revise.

2. The points required for the project area should read 2307 (any fractions are rounded up).
All landscape calculations have been revised by rounding up.
3. Please provide the caliper size of the trees listed.

4. FYI, every project must expend a minimum of 50% of its point total on canopy trees. As
shown the landscape plan is not meeting this requirement.

5. The ornamental grass does not appear that it would accrue any points.

6. Provide an irrigation plan or provide a note on how the irrigation system requirement will be
met prior to issuance of C.O.

7. Landscape note #2 refers to existing trees to remain. Are any of the plantings shown on the
landscape plan existing? If so, they will need to be barricaded to earn maximum points. In
addition a barricade detail will need to be provided on the landscape plan.
The existing trees that are shown to remain are very large oak trees in very good condition.
All existing trees will be barricaded as shown on the plan.
8. The fire hydrant at the northwest corner needs to have a 3' clear space on all sides. Please
revise the location of the planting.

9. Provide location of the gate. Will it interfere with the plantings next to it?

Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed
as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.

plan. Should read 1.87 acres.
2. A revised copy of the building elevations are required to meet Non-Residential
Architectural Standards. The copy that was enclosed with the building plans appears to
meet all requirements / addresses comments that were previously made. Please provide
a copy for our files.
3. FYI, the additional tree added was not necessary due to the landscaping point
requirement already being exceeded.
4. As an FYI, all trees indicated to be preserved will be required to have the protective
fencing up prior to any construction activity.
5. Please note that any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
