Fire Protection
0 gyp Show fire lanes. Fire lanes with a minimum of 20 feet in width with a minimum height clearance
of 14 feet must be established if any portion of the proposed structure is more than 150 feet
from the curb line or pavement edge of a public street or highway.
Show proposed and existing fire hydrants. Fire hydrants must be located on the same side of a
major street as a project, and shall be in a location approved by the City Engineer. Any structure
in any zoning district other than R-1, R-1A, or R-2 must be within 300 feet of a fire hydrant as
measured along a public street, highway or designated fire lane.
NOTE: Fire hydrants must be operable and accepted by the City, and drives must have an all
weather surface before a building permit can be issued.

(Supplemental Checklist Information)
The Density of dwelling units per acre of the proposed project: The proposed project will not have any
dwelling units as it is a commercial building.
Proposed Medians: No medians are proposed within the project.
Off-Street Parking areas: Off-street parking has been provided at a rate of 1 space per 500 sq.ft. We
feel that this is more than justified for a multitude of reasons. First, because a large portion of the
subdivision is within a 500' radius of the clubhouse,we feel that the majority of the residents within the
subdivision will walk or ride the bicycles to the site. Second,the project is to accommodate residents in
physical applications (ie—swimming, basketball,volleyball, and work out facilities). The nature of these
applications lends themselves to walking or riding to the site. We have provided bicycle parking because
of this. Last, due to there being a varied of uses for off-street parking requirements that base the
parking on a rate of 1 space per 250 sq.ft., we feel that a reduction of 50% is more than enough parking
to be supplied to the site.
Wheelstops may be required when cars overhang onto property not owned by the applicant or where
there may be conflict with pedestrian or bike facilities, handicap accessible routes or above ground
utilities,signs or other conflicts: No wheelstops are shown as they are not needed for the project.
Security gates,showing swing path and design specs with colors: No security gates are necessary for
the project.
Guardrails. Include design and colors: No guardrails are needed for this project.
Traffic Impact Analysis for non-residential development: None is required as it is projected that there
will be less than 5,000 trips per day.
Electric Service Plan including building transformer and pull box locations, above ground and
underground service connections to buildings,and all meter locations: The electricity will be provided
by BTU as they are responsible for this area.
Water Design Report and/or Fire Flow Report: The water design report for the Kyle View Estates
subdivision has been submitted to the City of College Station and therefore we feel that it is not
applicable at this time.
Sewer Design Report: The sewer design report for Kyle View Estates has previously been submitted to
the City of College Station and therefore we feel that it is not applicable at this time.
Drainage Report with a Technical Design Summary: The drainage report with a technical design
summary for Kyle View Estates has previously been submitted to the City of College Station and
therefore we feel that it is not applicable at this time.
