Grant:
The owner has not approved the plans submitted by Meeks Design Group for
the updated landscape plan. This was merely a proposal for discussion.
Several issues have been raised, including the proximity of the new
fence location to the street side sidewalks of buildings 1-2-3 and our
ability to mow between the buildings and the fence. Another issue was
the deletion of our monument sign at the corner. We may need to move the
fence slightly to accommodate the access issues. Additionally, I hope
the new fence location does not raise any accessibility issues.
Regarding the shrubs within the landscape easement at the base of the
fence, I believe we thought this would "soften' the impact of the fence
and would be a positive visual element in the area. We all have the
same goal: to make this area as visually appealing as possible.
Regarding the "points" along Copperfield Parkway, it was my
understanding, when acquiring the land from the developer of Crescent
Pointe, we were told that since they were contributing the landscape
easement and the development of same, as the buyer of the property we
would receive credit from the city for the landscaping within the
easement - thus reducing our on-site requirement. Has this changed?

Regarding the streetscaping along Copperfield Parkway.
The project must still meet the requirements on your property as well,
outside the plantings in the landscape easement. This requires one canopy
tree along Copperfield for every 32 feet linear of road frontage (exclude
the driveway area) and the trees must be within 50 feet of the property
line.
The trees can be grouped or spaced however you desire and two non -canopy
trees may be substituted for one canopy tree. The rest
of the streetscape landscape points can be distributed throughout
your site. Let me know if you have further questions.

The landscape project that you have referenced is administered by the Public Works Department. The Project
Manager is Craig Jordan (764-3816) and he would be the best person to answer your questions. I do not know the
details regarding this project and cannot provide an accurate response regarding the potential to delay a portion of
the work.

As you know, we are building the 280 unit Crescent Pointe Apartments at
the northeast corner of Copperfield Parkway and Crescent Pointe Parkway
in College Station. It has come to our attention that the city has
already started moving forward with the landscaping capital improvement
project along Copperfield Parkway. I believe it is City Project number
GG -0105. At this time, only the irrigation system has been installed
along our property in the landscape easement. However, since we have
started construction on our property, we wanted to discuss the prospect
of delaying further work along our property on Copperfield Parkway.
The contractor, John Godfrey, has indicated that while the city's
landscape work is within the landscape easement, any landscaping done at
this time may be damaged as we get in our foundation and utility work.
We certainly do not want to damage any landscaping work done by the
city. So work would not potentially be damaged or have to be replaced,
we would ask that the landscaping - only as it relates to the landscape
easement next to our property - be delayed until such time as we can
complete the construction work that is immediately adjacent to the
landscape easement. Godfrey estimates that it would take approximately 6
months to be completely finished with the construction work along the
landscape easement.

I received the attached email yesterday. We should also discuss this tomorrow morning at the meeting.
As a suggestion, I would like to complete the existing construction landscape Project in 90 days which is
required by contract and then let planning do whatever is necessary to make a driveway cut through the
berm in the Landscape easement which would include moving trees and sight distance criteria
requirements.
As a response to the attached letter, I realize his buildings are close to the City's landscape easement, but
he is required to NOT go into our easement and so there is no reason for any delay of the City's
landscape construction Project along Copperfield.
Also, if "site" landscaping was planted in our landscape easement on Copperfield, they would need a PIP.
You can tell me tomorrow if that is correct or not.

For your information which you might have thought of or not, the maximum slope on the sidewalk for wheelchair access is 5% and
if the driveway cut is 4 feet into the berm then 80 feet will have to be regraded on both sides of the driveway to accommodate the
maximum 5% slope. So 80 feet on both sides of the driveway and the 50' width of the driveway is 210' will need to be regraded
and landscaped in some way, I assume, when the driveway is constructed.
