(Repeat Comment) Please show and label the existing waterline including the sizing. • The preliminary plat currently only shows the fire hydrant and water meter and needs to show the waterline rather than just noting it. 2. Please remove the building material type from the label on the existing building. 3. Please remove all proposed structures from the plat. All labels referencing the proposed structures or relocation should also be removed. 4. For clarity, you may want to change the first portion of Note #12 to say, "No portion of the lot lies within the 100-yr floodplain, as identified by..." 5. FYI ... Permanent structures, including signage, are not permitted within PUEs in the City. Brazos County may require the existing permanent structures to be removed from the PUEs. 6. FYI ... PUE will need to be legally abandoned in order to construct the building as proposed. 7. FYI ... "Existing" is misspelled in Notes #8 and #10. Please relabel the plat as "Preliminary Plat" instead of"Survey". 2. Please provide the volume and page number of any PUE on the property. 3. The location, dimensions, description and name of all existing and proposed permanent structures, parks, public areas, and rights-of-ways should be on the preliminary plat. Reviewed by: Lauren A. Please add the following Brazos County Health Department notes regarding the On-Site Sewage Facility: a) All lots served by an On-Site Sewage Facility (OSSF) must comply with county and state regulations. No OSSF may be installed on any lot without the issuance of an "Authorization To Construct" issued by the Brazos County Health Department under the provisions of the Private Sewage Facility regulations adopted by the Commissioners Court of Brazos County, pursuant to the provisions of Section 21.084 of the Texas Water Code. b) All lots will be required to have a site/soil evaluation on file with the Brazos County Health Department before the OSSF may be constructed. c) No OSSF drain field shall encroach on the 100-foot sanitary zone of private water wells or 150-foot sanitary zone of public water wells. 7. Please verify that the building is constructed of concrete as the plat indicates. We typically see some sort of veneer or pre-fabricated metal building, but not concrete. 8. (Repeat Comment) Please provide the size and flowlines of the existing culverts for the driveways. 9. Per Karl Nelson of TxDOT, appropriate data, including drainage will be required for any future work/permits in the ROW at this development site. If no additional work is planned within the ROW, then TxDOT has no comments. Please show and give sizing of all existing utility lines. 4. Please add Brazos County Health Department notes regarding the On-Site Sewage Facility. 5. Please label the existing and proposed easements as PUE, Public Utility Easement, and provide the volume and page number of that easement. 6. Please provide the square footage of the existing buildings on site. 7. The Metes & Bounds description should be revised to include the correct ROW width of Raymond Stotzer. 8. Please provide the size and flowlines of the existing culverts for the driveways. 9. Please label the widths of the existing driveways. 10.TxDOT is currently reviewing the project, and their comments may affect the plat. Reviewed by: Carol Cotter Date: 8/28/08 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. All easements on site are existing. Electric facilities will be designed within existing easements. 2. Developer provides temporary blanket easement for construction purposes or provides descriptive easements for electric infrastructure as designed by CSU for electric lines (where applicable, including street lights). 3. Developer may be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. 4. If applicable, the following easements will be required: GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. 2. CSU will provide drawings for electrical installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU specs and design. 7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull boxes and secondary pedestals provided by CSU). 8. Developer provides load data to CSU as soon as it is available to avoid construction delays.
