If the deck area is removed completely, this site will not meet the 1:1 Floor to Area Ratio required for the NG-1 zoning district. Please contact Chris Haver or Ben McCarty to discuss decking alternatives. If you do not intend to construct a deck covering the pedestrian area, please submit a Zoning Board of Adjustments application to request a variance to this requirement. y? As discussed over the phone on May 1, in an effort to increase pedestrian safety along v Patricia Street, the curb cut is not required to meet commercial driveway standards. Please remove the detail that references the commercial driveway standards, the grey lines labeled as "diminishing" curb, and the proposed commercial driveway label. Instead, please show and label a lay-down curb that is to be installed at the existing curb cut and add a detail of that curb to the site plan. Thank you for making this revision. vi The maximum setback from the back of the curb is 20'. Part of the building is 21.5' from the property line along Patricia. If there is not a way to bring that portion of the building closer to the property line, an Administrative Adjustment may be applied for since it is less than 10% of the requirement. Please show or provide a note that the tree gates are at the back of curb along Patricia. I. As previously discussed, TxDOT has expressed that they do not want trees and benches in their right-of-way. Please move these items closer to the fenced area in preparation for the Design Review Board review. The Public Access Easement along Patricia St. only needs to be 5-ft since 3-ft of the 8-ft sidewalk is already within the public right-of-way. 3. (Repeat Comment) Please dimension and label the Public Access Easements along Patricia St. and University Dr. It is difficult to discern what area will be encompassed by the PAE. Please use leaders or shading to show the limits/dimensions of the PAE. Also, the label should specify that the PAE will be dedicated by separate instrument. 4. (Repeat Comment) Please submit an Easement Dedication Application and associated documents for the required Public Access Easements. This is required to be submitted prior to site plan approval and executed prior to issuance of the Certificate of Occupancy. 5. The driveway is not wide enough to support traffic, but the newly paved area will be tempting for customers looking for a close parking space. The landscaping requirements states that any area between the inside or interior of the sidewalk edge and the building façade is required to be 100% landscaped/streetscaped and irrigated. V 15. Repeat- Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of- way or residential district within 150' of the subject lot, measured from a point five feet above grade. There will be 2 street trees required to be planted on University Drive and 2 street trees required on Patricia. Street trees must be placed at the back-of curb. Since this is in TxDOT or City of College Station right-of-way it will require a PIP and/or a TxDOT permit. 2. The site plan shows "private access easement" and "private drive access area" in several locations. Please show extents of easement and provide volume and page. 3. Please remove the stage on the next site plan submittal. 4. Please show and dimension all proposed and existing easements. 5. Ownership needs to be provided for the piece of land between the W.C. Please provide volume and page number of the existing 5-ft Public Utility Easement (PUE) along Patricia St. 2. The 8-ft sidewalk along Patricia St. and the 12-ft sidewalk along University Dr. are required to be in Public Access Easements. The easement dedication application and associated documents are required to be submitted prior to site plan approval and executed prior to CO. 3. The proposed driveway to Patricia St. is required to be built to commercial driveway standards per ST2-03 of the B/CS Unified Design Guideline Manual. The driveway must contain a minimum 8-ft wide sidewalk section with a cross slope as shown on the standard detail ST2-03 of the B/CS Unified Design Guideline Manual. 4. The curb along Patricia St. and University drive is required to be standard 6-inch raised curb per ST1-01 of the B/CS Unified Design Guideline Manual. 5. If the proposed curb and gutter and/or sidewalk to be constructed along University Dr. are within TxDOT's right-of-way, a TxDOT Driveway Permit will need to be obtained. 6. FYI ... The maximum setback allowed is 20' from back of curb, the proposed structure is 29' from back of curb and the rear fence is 25' from back of curb. 2. The Floor to Area Ratio for is 1:1. This means that the total building square footage must be the same as the square footage of buildable space on the property outside of setbacks and sidewalk areas. 3. Please provided a note indicating that the combined square footage of the proposed and existing structures will meet this ratio. 4. Please indicate on the site plan that the proposed structure will be 2 story, with each story as a minimum of 8' in height. In a note, provide the total height and square footage of the proposed structure, as well as the square footage of the existing structure and total site. 5. The ground-level wood deck needs to be shown and dimensioned on the site plan. 6. Please show the dimensions on the site plan, including existing and proposed structures, distance between structures, and the fence. 7. Identify the proposed fire exits at the rear of property, and add a note that they will function as public entrances. Please label the existing fire exit as "existing fire exit" and the proposed as "proposed fire exits. 8. Please provide the ownership and zoning of all abutting properties. 9. Please add the property owner's name, address, and phone number to the site plan title block. 10. According the Article 5, Section 6.7 of the UDO, four bicycle parking spaces need to be provided on this site. 11. Please show the fire lane on the site plan. 12. Show all existing driveways, sidewalks, curbs, medians, and curb cuts on and around the property. 13. If the existing sidewalks, streetscaping, benches, and landscaping are not to current standards they must be upgraded to meet requirements. Please show proposed improvements on the site plan. 14. If a sidewalk is constructed along Patricia and it lay outside, but beside the right-of-way, a public-access easement must be initiated and dedicated by the property owner. 15.
