I reviewed the above-mentioned rezoning application and determined it to be incomplete. The following is a preliminary list of items needed to complete the submittal so that staff may conduct a thorough review. The rezoning request will not be scheduled for the Sept. 4 Planning & Zoning Commission meeting. Our vehicle would not block the street during collection services. For that size of building, it seems they can utilize 90 gal.containers that they would roll-out to the curb. If that is their intention,then this will work. I have read the UDO in relation to driveway location and separation distances and I understand that we will only be allowed one driveway for the properties that James currently has under contract. Please find the attached revised layout showing a single driveway entrance and then a 20 foot fire lane going behind the building to the parking lot in the rear. We are not seeking official college station approval for the site plan but I would like your input and see if there is anything else that raises a flag to you. James will probably still try to do something different but he needs to know if this will work to make his decision on closing on Mrs.Chen's property. I hope you have a great weekend. All the following dimensions are based on lines traced from the appraisal districts GIS system and not an actual survey. The building is 71 feet from the property line. The building envelope is approximately 4,150 SF based on a 25'front setback and 15'rear setback. A two story building would be approximately 8,300 sf or maybe a little larger if the second floor overhangs on the sides. The parking is shown with 20'by 9'stalls and a 23'drive isle.
