SUBJECT: C&XS BARBEQUE, 4304 HARVEY RD (SP) - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review:
Cover memo providing written responses to all of staff's comments (identify the
specific page that each comment was addressed on or the reason for not
addressing the comment);
Seven (7) complete sets of construction documents for the proposed
development with the revised site plans attached (one set will be returned to you,
please submit additional copies if you want more than one approved set);
Two (2) revised site plans;
One (1) 11 x1 7 grading and erosion control plan;
Easement Dedication Sheets and required documents as detailed in the
comments (please allow 4 weeks to process).
Please note that the Easement Dedication Sheet and necessary documents are required prior
to the issuance of a building permit. If there are comments that you are not addressing with the
revised site plan, please attach a letter explaining the details. If you have any questions or need

PLANNING
1. Please relabel the 25' building line along Nunn Jones Rd as 15'.
2. The proposed building expansion will require compliance with the Non -Residential
Architecture (NRA) Standards found in Unified Development Ordinance (UDO) Section 7.9.
The site plan can be approved without approved elevations but those elevations will be
required prior to the issuance of building permits.
3. Provide a general note that all roof and ground -mounted mechanical equipment shall be
screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above grade.
Such screening shall be coordinated with the building architecture and scale to maintain a
unified appearance.

ENGINEERING COMMENTS NO. 1
1. For the off-site improvements, please submit an executed private drainage easement, which
explains ownership and maintenance responsibilities.
2. The TxDOT permit has been forwarded to the state.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
3. The following easements will be required: 10' PUE along the road frontage of SH 30 and
a 10' PUE along the south property line, this being the line in common with the Hall parcel.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:
wdavis@cstx.gov.
9. Developer provides load data for project.

1. Staff has not received documentation that the TxDOT permit has been approved. The
site plan cannot be approved until after that occurs.
2. Please provide the public utility easements (PUEs) on the site plan as requested in the
previous Electrical Comments: "The following easements will be required: 10' PUE along
the road frontage of SH 30 and a 10' PUE along the south property line, this being the
line in common with the Hall parcel." These easements are required to cover existing
utilities on the site. If you have questions regarding them, please contact Weldon Davis
at 979.764.5027. Please note that at least a temporary blanket easement would need to
be executed before the site plan could be approved.
3. Please provide the screening fence around the proposed walk-in cooler as discussed
with the owner.
4. Please note that the site plan must be approved before the building permit can be
issued. Please provide 4 copies of the revised building elevations (3 for the building
permit, 1 for planning file).
