SUBJECT: 209 UNIVERSITY DR (DRB) — Site Plan
Staff reviewed the above-mentioned application as requested. When all site plan comments
have been addressed and the following information submitted, your project will be placed on the
next available Design Review Board (DRB) meeting. The meeting dates for 2009 have not yet
been determined. Staff will be in contact with you as to the exact deadline and meeting dates.
Ten (10) revised site plans and ten (10) copies of the elevations.
If all information is submitted and satisfactory, the agenda and staff report for your project can
be accessed at the following web site on Tuesday the week before the DRB meeting.

In regards to the transparency requirements,the tenant decided to remove the existing
masonry to meet the transparency requirements.
The site plan attached is at 1/8" scale and shows the site if it were to meet all the
requirements of the ordinance.
As soon as decisions are made in regards to the waivers requested,please contact me so I may
correct the site plan and submit for final review.

REQUEST: Waiver to Northgate District standards regarding sidewalk
widths, street trees, and street benches
LOCATION: Aquarium Bar, located at 209 University Drive
ZONING DISTRICT: NG-1, Core Northgate

RECOMMENDATION: Staff recommends approval of the sidewalk width and street
tree waiver request based on the existing constraints of the
site and the future TxDOT widening project along University
Drive. Staff recommends denial of the street bench waiver
request as these are required and installed in 8 to10-foot
sidewalks as in other areas of Northgate and they can be
relocated without damaging the bench.
