I am including that text as an attachment, for your reference. These are changes to an already approved preliminary plat and we consider this to be a new project. We needed the fee, application and copies in our office by Monday August 7th, so that everything could remain on schedule. Because these were not provided, the project could not be distributed outside the department for review as a new project. As it stands now, the preliminary could not be distributed until the next deadline on August 21st if it makes that deadline, and by the time we received verification from all the other departments who all have 5 working days to return any comments to us, the agenda will have already been set and reviewed for September 7th meeting. In addition, all of the items were due to us by 10 am on August 7th, which was not met for the items that were turned into US. I am available Thursday afternoon if there are any outstanding questions, or to discuss timelines. I understand the time sensitivity associated with this project, and I do apologize if I was unclear in my previous email as to what was required to remain on schedule. Thanks, Lindsay Lindsay B. Specifically, our August 01 submittal of the Preliminary Plat should allow it to be scheduled for September 07 with no other applications or fees. As this was the third submittal, we were still operating under the January 2006 application and fees. If the Preliminary Plat is not scheduled for the September 07 meeting, please explain. Because the copies were not provided, they were not distributed out for review and only Planning and Engineering review was completed. 2) We also did not receive the fee difference between the amending plat and a replat for Phase 2. An additional $300 is required. I am attaching the comments for all three projects (Amended Preliminary, Ph 2 Final Plat-Replat, and Ph 3 Minor Plat). They will be included in the formal comments you will receive on August 14th, however some of them affect the timing of the plats approval by p&z because of the preliminary plat, so we wanted to get them to you before I left on vacation. Please be aware that this is NOT a complete review and further comments from electrical, etc will be provided on August 14th. Revised Preliminary Plat • We need an application, fees, and copies by Monday for this to make the Sept 7 consent agenda. • All drainage facilities should be noted as Common Area - Private Drainage Facilities. The subdivision regulations do not allow the platting of unbuildable lots. Additionally anything labeled as a lot will require access and the extension of public infrastructure to the lot. Please identify all common areas by letter, A, B, C, etc. Please be consistent in the naming of the drainage facilities throughout the plans, as well as any applicable notes, and construction documents. • Note 9 should reflect "Common Area - Private Drainage Facilities shall be maintained by the Crescent Pointe Property Owners Association." • All changes reflected on the Ph 2 and Ph 3 as result of the following comments should be reflected on the Preliminary Plat. • There is a 20 foot private drainage easement located on Block 2, Lot 8 of Phase 5. Please verify your intent as this was not what was previously discussed. • Please provide a note describing the maintenance responsibility for any plat that has a private drainage easement on it. • For the staff, would it be possible to provide a set of 11 x 17 sheets showing each phase of the preliminary shaded, ie, a sheet showing Phase 2 shaded, another sheet showing Phase 3 shaded, etc? It would greatly help us identify phasing while processing the plat. Thanks! Amending Plat • This plat includes the resubdivision of previously platted property (Block 1, Lots 1 and 2 which are now shown as Lots 1, 2, 3, and 4 should be noted as Lots 1, 2R, 3R, and Common Area - Private Drainage Facility), as well as the subdivision of previously unplatted property (Block 2 Lot 5A which should be identified as Common Area - Private Drainage Facility), therefore this plat is a Final Plat of Common Areas X, Y, and Z (please identify common areas by a letter), and a Replat of Block 1, Lots 1 and 2, Block 2, Lots 1, 3, 5, and 9, and Block 3, Lots 1, 5, and Park. • Please remove note 7 • Amend note 8 to identify that the Common Areas - Drainage Facilities will be maintained by the Crescent Pointe Property Owners Association. • The changes must be approved to the Preliminary Plat before the Final Plat and Replay can go forward. • The drainage facility that was located on Block 2, Lot 3 is no longer on the plat. It appears to have been changed on the Preliminary as well, but please verify that the intent is to relocate this facility. • Please provide Volume and Page number for the PUE located on proposed Block 2, Lot 4, Phase 4. • Please correctly identify the 20 foot public drainage easement located on the Park property on Block 3. file://CADocuments and Settings\lboyer.CSTX\Local Settings\Temp\GW}00002.HTM 8/17/2006 Page 2 of 2 • Please tie the plat to a College Station monument. • Correct the Metes and Bounds in Page 6, they do not properly reflect the lot and common area names that are now included in this plat. • Please verify that coversheet reflects correct names. • There is a 20 foot private drainage easement located on Block 2, Lot 8 of Phase 5. Please verify your intent as this was not what was previously discussed. • Please provide a note describing the maintenance responsibility for any lot that has a private drainage easement on it. Final Plat - Phase 3 • Provide metes and bounds and tie plat to a College Station monument. • Please rename lots to reflect Common Area - Private Drainage Facility. • Correct note 5 to reflect Common Area -Private Drainage Facility shown on this final plat will be maintained by the Crescent Pointe POA. • Remove notes 4 and 6. • This will be processed as a Minor Plat. Please let me or Josh know if you have any questions. The biggest issue at this point is getting the Preliminary Plat application and copies into our office by Monday at 10 so that everything can stay on schedule, everything else seems to be just notation issues that just need to be corrected.
