Reed, Surveyor via fax #281.496.9989 FROM: Crissy Hard, Staff Planner SUBJECT: PLAZAS AT ROCK PRAIRIE (FP) - Final Plat Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. If all continents have been addressed and the following information submitted by Wednesday, August 9, 5:00 p.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for August 17, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) 24"06" copies of the revised final plat; Fifteen (15) 11"x17" copies of the revised final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to sgriffin@cstx.gov and awelsh@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://W\V\V.Cstx.gov/home/index.asp?page=2481. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. STAFF REVIEW COMMENTS NO. 1 Project: PLAZAS AT ROCK PRAIRIE (FP) - 06-00500161 PLANNING 1. Please remove "proposed" from the access easement label. 2. Please include the dedicated right of way along Rock Prairie within the bounds of the plat lines. 3. Remove the General Notes in the lower left hand corner of the plat. 4. Please label the 10' PUE along Rock Prairie as a "10' Public Utility Easement." 5. Please add a note that states: "For the purposes of signage, this will be considered as one building plot." This note was added to the site plan as well. 6. Remove the Mayor's certification from the plat and add the City Engineer's, which reads as follows: CERTIFICATE OF CITY ENGINEER I, , City Engineer of the City of College Station, Texas, hereby certify that this Subdivision Plat conforms to the requirements of the Subdivision Regulations of the City of College Station. Reviewed by: Carol Cotter Date: August 3, 2006 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per city specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per city specs and design. 7. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to gmartinez(cr7,cstx.gov S. Developer provides load data for project. 9.
