The purpose of a preapplication conference is to meet the City staff that will be
involved with your development and identify general issues that need further
analysis. Along with the discussion of these major issues, staff will talk about the
development process, distribute necessary information and discuss what permits will
be required for your particular development. This meeting is in no way a complete
review of your project. Staff will perform a formal thorough review once the
minimum requirements are submitted for your particular development.

• Alternate plan for during construction parking.
• End island requirement at the end of every parking row = 180 s. f.
• NRA - Section 7.9.13.7, a & b Parking Lots;
10' parking setback from all rights-of-way
Parking lots greater than 120 -spaces will require one of three
concepts; see page 7-52.
• Fire lanes are a minimum of 20 -feet - If building exceeds 30 -feet in height
the Aerial truck will be required, thus 26' fire lanes will need to be
provided.
• Existing driveway cut to go away
• Landscape/streetscape (Section 7.9NRA - Double the minimum area
points required.)
• Driveway locations: Adjacent driveways = 2351, opposite right = 300, a t.
• Throat depth = 25' for Collector Street
• Dumpsters: current locations will not meet the radii requirements for
sanitations trucks.
• Dumpster's are required to be a minimum of 12' x 12', this includes
inside bollards and must be screened from all rights-of-way. Gates will be
required.
