1. Please correctly title the mylar per the handwritten notes that were provided in the last
review.
2. Clearly show the limits of the Bike/Ped Easement. It is also a PUE. Label as such.

ENGINEERING COMMENTS NO. 1
1. Please compare the preliminary plat to the subject final plat as some of the calls do not
match and some of the volume and page descriptions for existing easements do not match.
2. The proposed 20 foot PUE located at the rear of Lot 1 thru 3 of Block 2, should be labeled
as a 10 foot PUE not as a 20, as there is already an existing 10 foot PUE.
3. There are several easements labeled on the preliminary plat as "Easement to be
Abandoned". These easement need to be illustrated as existing on the final plat until which
point they are abandoned by council thru the formal abandonment process. The plat can go
forward with the easements illustrated and the easement be abandoned at some future
date.
4. The 10 foot PUE illustrated between Lot 1 and 2 of Block 2, does not currently exist and is
improperly labeled.
5. Please provide construction documents illustrating the existing utility services, as well as the
proposed utility services to serve the new lots being created. The existing services no
longer needed will need to be properly abandoned. Please provide the City's standard
details. This construction must take place and be accepted by the city prior to the final plat
being filed for record.
6. Please submit a development permit application and fees with the above mentioned
construction documents.

1. Please revise the vicinity map to reflect the boundaries of this final plat, not the preliminary
plat.
2. Where is the boundary of Lot 1 Block 1 of Phase 6 as the title block states this is included
in the plat.
3. (Repeat comment)The "original plat" should be shown as it is platted (filed).
4. (Repeat comment) Please include property owners names and addresses in the title
block.
5. (Repeat comment) With the final plat, please submit an illustration of existing water and
sewer services. Please provide any detail required to abandon previously misplaced
services as well as future services required to serve these five lots. This construction will
be required before the final plat mylar can be filed.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides provides descriptive easements for electric infrastructure as designed by
CSU for electric lines (where applicable, including street lights).
2. Developer may be responsible for locating easements on site to insure that electrical
infrastructure is installed within easement boundaries.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU
specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull
boxes and secondary pedestals provided by CSU).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:
gmartinez@cstx.gov.
9. Developer provides load data to CSU as soon as it is available to avoid construction delays.
Delivery time for transformers not in stock is approximately 40 weeks.
10. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as
designed by CSU.
