Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. The next submittal will be the third
and final review by staff for this round of reviews. If all items have not been addressed on the
next submittal, another $200 processing fee will need to be submitted for the subsequent set of
three (3) reviews. Please address the comments and submit the following information for
further staff review:
One (1) set of civil construction documents for the proposed development
Four (4) revised site plans
If there are comments that you are not addressing with the revised site plan, please attach a
letter explaining the details. If you have any questions or need additional information, please

1 . BUILDING PERMIT ISSUES ON BUILDING FACADE-
RESPONSE - (ELEVATIONS A-D), THE DRAWINGS THAT HAVE
FOUR DIFFERENT FACADES WERE INFORMATIONAL DRAWINGS
REPRESENTING IDEAS, WHERE I WAS CONSIDERING CHANGES
TO THE OUTSIDE FACADE OVER AN EXTENDED PERIOD OF TIME:
IN PHASES. ELEVATIONS A-D FROM TODD MCILHANEY, ARE
NOT PART OF OUR SITE PLAN, AND I HAD NO INTENTIONS OF
THOSE BEING PART OF OUR FIRST SITE PLAN. THE ONLY
CHANGE FOR EXISTING ELEVATION IS NOTED IN THE CURRENT
SITE PLAN, DRAWING, ATTACHED (A-1 ). MY APOLOGIES FOR
THE CONFUSION I WAS LETTING EVERYONE KNOW OUR GOALS
ARE IDENTICAL AS MY PLAN FOR THE PROPERTY IS TO
INCORPORATE THE ELEVATION INTO THE CURRENT
NORTHGATE FACADE BUT FUNDS FOR THIS SCOPE OF WORK
WILL LIMIT THESE CHANGES TO BE IMPLEMENTED AND
APPROVED AT A LATER DATE.
• THE STAIRCASE LOCATED ON THE BACK OF CEDAR LANE
PROPERTY (303 COLLEGE MAIN) IS A FUTURISTIC PROJECT
TO BE ADDRESSED AT A LATER TIME AS PART OF THE 301
COLLEGE MAIN PROJECT, (CHASE BANK BUILDING). 301
AND 303 ARE BOTH OWNED BY ROBERT FOREST.
• CEDAR LANE OUTSIDE PAINT COLOR HAS BEEN CHOSEN
FROM COLLEGE STATION OUTSIDE PAINT CHOICES: OAK
Moss 6180, SAMPLE IS MATCHED PERFECTLY TO THE
GREEN FONT ON THIS MEMO.
SITE PLAN ISSUES
1 . EXISTING LOT LINE AND SET BACKS- RESPONSE: NOTED ON

2A. PAVERS- RESPONSE: I BELIEVE STAMPED DECORATIVE
CONCRETE FOR THE SIDEWALK, OFFERS THE MOST
AESTHETICALLY PLEASING CHOICE FOR THIS SITE. I HAVE
COME TO THIS CONCLUSION BASED ON THE SIDEWALK DETAIL
TO THE NORTH OF US, WHERE OUR SIDEWALK WOULD MEET
THE COLLEGE STATION PARKING GARAGE SIDEWALK. THE
CITY OF COLLEGE STATION PARKING GARAGE HAS STAMPED
DECORATIVE CONCRETE. To THE SOUTH OF CEDAR LANE
WHERE OUR SIDEWALK WOULD MEET, NORTHGATE PLAZA
ALSO HAS STAMPED DECORATIVE CONCRETE. USING PAVERS
IN BETWEEN THESE TWO SITES WOULD RESULT IN A NON-
FLOWING CONTINUITY OF THE SIDEWALK. REFERENCING, P.
29 FROM COLLEGE STATIONS' SITE DESIGN STANDARDS;
"ALL SIDEWALKS ON THE SAME BLOCK SHALL USE THE SAME
BRICK PATTERN". USING STAMPED DECORATIVE CONCRETE
WOULD ACCOMPLISH THIS GOAL, AND PROVIDE A UNIFORM
UNINTERRUPTED FLOW OF BRICK DETAIL TO THE SIDEWALK ON
COLLEGE MAIN, SERVICING THESE THREE SITES.

The trees on Church and on College Main were 4" high rise live oaks but they didn't live so we are replacing them w/ 2.5
to 3" caliper.The 4" won't live unless they are ball and bag and those are so large they won't fit in our 5' tree wells.

I'm trying to track down what size trees the City installed on these streets. We have a contractor that is having difficulty
with the requirements to put in the 4-inch caliper trees required by the UDO, and wanted to find out what we had done
on the City's recent projects, and I can't find anything we reviewed except the restroom project.
