All trees located in the public sidewalk must be accompanied by a tree grate (not landscaping). Please revise. 2. To be outside of the AASHTO defined sight triangle, the 3 trees left (toward Texas Ave) of the driveway to Holleman Drive are to be pulled back behind the sidewalk. 3. To be outside of the AASHTO defined sight triangle, the next 3 trees further west of those stated in Comment #2 are to be moved from back of curb (front half of sidewalk) to the back "half" of the sidewalk. 4. Include the irrigation plans for the proposed plantings in the plan set. 5. Sheets that only depict interior landscaping are not to be included in the plan set, just those related to the private improvement in public right-of-way. The landscaping proposed in some areas will present a maintenance problem for our Utilities and Public Works Departments. Some trees are proposed directly over shallow storm sewer or in areas with multiple underground utilities in a very limited space. Please locate trees away from underground utilities, or proposed vegetation that will not be intrusive to the buried utilities or expensive to replace. The proposed stamped dyed concrete is a part of the plaza area being considered at the next DRB meeting. The color and patterns will need to be approved by the DRB before the Private Improvement in Public ROW Permit(PIP) can be issued. Reviewed by: Carol Cotter Date:July 22,2008 CITY TRAFFIC ENGINEER Four locations were checked, see comments for each below: 1. Manuel Dr at Dartmouth St- two trees on the left side of the intersection and one tree on the right side are within the AASHTO defined sight triangle. It is recommended that the second tree to the left of the intersection be removed or the tree spacing be increased so that the second tree doesn't impact motorists' sight distance. 2. Driveway 1 at Holleman Dr- six trees on the left side of the intersection and one on the right side are within the AASHTO defined sight triangle. It is recommended that the at least every other tree to the left of the intersection and within the sight triangle be moved to the back of the sidewalk. This will improve motorists'view of the street while at the intersection,provide screening,and coverage of sidewalk for pedestrians. 3. Driveway 2 at Manuel Dr- trees are outside of the AASHTO defined sight triangle. 4. Driveway 3 at Manuel Dr- four streets are within the AASHTO defined sight triangle;however, they are shown to be planted on private property. Because these have an impact on motorists' sight distance,it would be beneficial if the trees were moved back approximately 2 feet. 5. In addition,all trees adjacent to sidewalks,especially those within the sight triangle and mentioned above must be maintained so that the bottom of the canopies are at least 7 feet above the sidewalk to provide a open and clear view of roadway traffic and not interfere with pedestrian passage. The developer is aware of this location and is aware that they are responsible for proper screening of this transformer. This is at the developer's expense,not College Station Utilities.
