The following page is a list of staff review comments detailing items that need to be addressed. Due to the proximity of the tree plantings to existing and proposed utilities, Staff requests that a facilitation meeting be scheduled prior to revisions being submitted. Please contact me to schedule the meeting. Please address the comments and submit the following information for further staff review: Cover memo providing written responses to all of staff's comments (identify the specific page that each comment was addressed on or the reason for not addressing the comment); One (1) revised set of plans (landscaping,irrigation, etc). Also, I have been able to work toward accommodating your request to meet an August 5th lending deadline for full building permits. Nicole is polling our DRB members for an August 1st meeting but that has not been confirmed. Also the easement abandonment is scheduled for the August 6th Council meeting. Alan is out this week but I believe we can work something out as it relates to full permits for Buildings 6 &7. I will let you know when I find out. Once approved, please let me know the number of copies needed for your use and I will submit multiple sets for stamping. The owner would like to obtain irrigation meters as soon as possible. The developer is aware of this location and is aware that they are responsible for proper screening of this transformer. This is at the developers expense, not College Station Utilities. Thanks. Manuel at Dartmouth-two trees on the left side of the intersection and one tree on the right side are within the AASHTO defined sight triangle. It is recommended that the second tree to the left of the intersection be removed or the tree spacing be increased so that the second tree doesn't impact motorists' sight distance. 2. Driveway 1 at Holleman-six trees on the left side of the intersection and one on the right side are within the AASHTO defined sight triangle. It is recommended that the at least every other tree to the left of the intersection and within the sight triangle be moved to the back of the sidewalk. This will improve motorists'view of the street while at the intersection, provide screening, and coverage of sidewalk for pedestrians. 3. Driveway 2 at Manuel -trees outside of AASHTO defined sight triangle. 4. Driveway 3 at Manuel-four streets are within the AASHTO defined sight triangle; however, they are shown to be planted on private property. Because these have an impact on motorists'sight distance, it would be beneficial if the trees were moved back approximately 2 feet. All trees adjacent to sidewalks, especially those within the sight triangle and mentioned above must be maintained so that the bottom of the canopies are at least 7 feet above the sidewalk to provide a open and clear view of roadway traffic and not interfere with pedestrian passage. The Site Plan was previously approved with a note that the private improvements depicted in the ROW were for illustrative purposes only, and that a separate PIP permit would have to be approved in order for the improvements to be installed. The PIP permit is being requested for all private improvements proposed in the ROW other than the required sidewalk, and includes the bus stop and landscaping tree-wells, as well as,those items listed on the application.
